OPPOSITION.: No one indicated their presence in opposition at the public
hearing and no correspondence was received.
REQUEST: Petitioner request waiver of the following under authority of Code
Section 18.12..080.020 and 18.06.080 to construct a 34,992 sq.ft.
medical office with waiver of the following:
Section_18.06.050.0211 Minimum number of parkinct spaces.
and 18.44.066..050 (210 required; 191 proposed)
Hamming been appointed Zoning Administrator by the Planning Director, pursuant
to.Anaheim Municipal Code Section 18.12.040, to decide the above-referenced
petition and a public hearing having been duly .noticed for and held on the date
set forth above, I do hereby find:
1. That a parking study dated. February 12, 1992 and titled "Parking Demand
Study Medical-Dental Office Building 710 N. Euclid Street Anaheim
California" was prepared for the proposal .and approved by the City Traffic
Engineering Division;
2. That the parking variance will not .cause an increase in traffic congestion
in the immediate vicinity nor adversely affect any adjoining land uses; and
3. That the granting of the parking variance under the conditions imposed, if
any, will not be detrimental to the peace, health, safety or general
welfare of the citizens of the City of Anaheim..
CALIFORNIA. ENVIRONMENTAL QUALITY ACT FINDING: That the Zoning Administrator
has reviewed the proposal of minimum number of parking spaces to construct a
34,992 sq.ft. medical office building on a rectangularly-shaped parcel of land
consisting of approximately 1.95 acres, having a frontage of approximately 140
feet on the east side of Euclid Street, having a maximum depth of approximately
600 feet and being located approximately 700 feet south of the centerline of
Catalpa Drive and further described as 710 North Euclid Street;. and that the
Planning Director or his authorized representative has determined that the
proposed project falls within the definition of Categorical Exemptions, Class
5, as defined in the State EIR Guidelines and is, therefore, categorically
exempt from the requirement to prepare an EIR.

Based on-the evidence and testimony presented to me, I do hereby determine
to APPROVE Administrative Adjustment No. 0067, subject to the following
conditions:
1.* That prior to issuance of a building permit, the appropriate traffic
signal assessment fee shall be paid to the City of Anaheim in an
amount as established by City Council Resolution.
2.* That plans shall be submitted to the City Traffic and Transportation
Manager for his review and approval showing conformance with the
latest-revision of Engineering Standard Plan Nos. 402, 436, 602 and
607 pertaining to parking standards and driveway locations. Subject
property shall thereupon be developed and maintained in conformance
with said plans.
3. That the driveway on Euclid Street shall be constructed with (15) foot
radius curb returns.. as required by the City Engineer in conformance
.with Engineering Standard No. 137. The maximum width of driveway
shall be thirty (30) feet.
4. That an on-site trash truck turn-around area .shall conform with
Engineering Standard Detail No. 610, as required by the Department bf
Maintenance..
5. -That all vehicular ramps and grades shall conform with Engineering
Standard Plan No. 402, and be approved by the City Traffic and
.,Transportation Manager.
6. That the developer shall comply with Anaheim Municipal Code Chapter
14.60 of the Anaheim Municipal Code pertaining to Transportation
Demand Management.
7.* That prior to commencement of structural framing, on-site fire
hydrants shall be installed and charged as required and approved by
the Fire Department.. An all-weather road shall be provided to the
hydrants at all times, as required by the Fire Department.
8.* That fire sprinklers shall be installed as required by the Fire
Department.
9.* That an adequate, unobstructed fire truck turn-around area, as
required and approved by the Fire Department, shall be specifically
shown on plans submitted for building permits. Said turn-around .area
shall be permanently marked and maintained to the satisfaction of said
Department.

10. That a Class I Standpipe shall be provided for the four (4) story
portion of the proposal.
11. That a Plan Sheet for solid waste storage and collection and a plan
for recycling shall be submitted to the Department of Maintenance for
review and approval.
12.* That a fee for street tree purposes shall be paid to the City of
Anaheim based on the length of street frontage along Euclid Street in
an amount as established by City Council resolution.
13.* That a fee for street lighting purposes shall be paid to the City of
Anaheim based on the length of .street frontage along Euclid Street in
an amount as established by City Council resolution.
14. That subject property shall be developed substantially in accordance
with plans and specifications submitted to the City of Anaheim by the
petitioner and which plans are on file with the Planning Department
marked Exhibit Nos. 1 through 13.
15. That prior to issuance of a building permit, or within a period of one
(1) year from the date of this decision, whichever occurs first,
Condition Nos. 1, 2, 4, 5, 9, 11, 12 and 13, above-mentioned, shall be
complied with.. Extensions for-further time to complete said
conditions may be granted in accordance with Section 18.03.090 of the
Anaheim Municipal Code.
I6. That prior to final building and zoning inspections, Condition Nos. 3,
6, 8, l0 and 14, above-mentioned, shall be complied with.
17.* That approval of this application constitutes approval of the proposed.
request only to the extent that it complies with the. Anaheim Municipal
Zoning Code and any other applicable City, State and Federal
regulations. Approval does not include any action or findings as to
compliance or approval of the request regarding any other applicable
ordinance, regulation or requirement. Conditions marked with an
asterisk (*) are required by established laws, codes, regulations and
agreements and are, therefore, not subject to negotiation.

NOTICE: This decision shall become .final unless an appeal to the City Council,
in writing, accompanied by an appeal fee, is filed with the City Clerk within
15 days of the date of the signing of this decision or unless members of the
