ZA 92-33 A DECISION OF THE ZONING ADMINISTRATOR GRANTING ADMINISTRATIVE ADJUSTMENT NO. 70 DATE NOTICES MAILED: July 10, 1992 REQUESTED BY: LEWIS MISHREKI 18921 Beehazd Place, Cerritos, CA 90701 LOCATION: 1001 North West Street (Lot No. 3 of Tract No. 14363) REQUEST: Waiver of the following to construct asingle-family residential structure: Section 18.26.063.020 - Minimum side yard setback. 5 feet required; 4 f t proposed) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and said Adjustment having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: 1. That the proposal to waive the minimum side yard setback amounts to a 209b deviation from Code, as permitted in connection with an administrative adjustment under authority of Section 18.12.080.010; 2. That the proposed 4-foot side yazd is adjacent to the Cazbon Creek Flood Control Channel and does not abut any neighboring residential properties; and 2. That no written opposition was received during the required notification period which began July 10, 1992. Based on the evidence presented to me, I do hereby determine to GRANT Administrative Adjustment No. 70, subject to the following conditions: 1. That prior to final building and zoning inspections or within a period of one (1) year from the date of this decision, whichever occurs first, subject property shall be developed substantially in accordance with the plan submitted to the City of Anaheim by the petitioner and which plan is on file with the Planning Department labeled Exhibit No. 1. 2. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations.
