ZA 92-55 OWNER: Mr. and Mrs. Abe Ramos 1241 North Walden Lane Anaheim, CA 92807 A DECISION OF THE ZONING ADMINISTRATOR GRANTING ADMINISTRATIVE ADJUSTMENT NO. 71 AGENT: Freeman and Son Inc. 970 North Tustin Avenue Anaheim, CA 92807 LOCATION: 1241 North Walden Lane DATE NOTICES MAILED: October 31, 1992 REQUEST: Petitioner requests waiver of the following to construct a two story 370 sq.ft. house addition: Sections 18.12.080.010 - Minimum rear yard setback. and 18.27.063.030 (10 feet required for second story; $ fggl Proposed) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and said petition having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: 1. That the proposal, consisting of a 20Rb deviation from the minimum rear yard setback required by Code, is permitted by an administrative adjustment; and 2. That no written opposition was received during the required 10-day notification period which began on October 31, 1992 when thepublic notices were mailed. CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDING: That no environmental assessment is required in connection with this administrative action. Based on the evidence presented to me, I do hereby determine to GRANT Administrative Adjustment No. 71, subject to the following conditions: • 1. That subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1 and 2. adj7l.wp - Page 1 of 2 - ZA 92-55 • • Administrative Adjustment No. 71 2. That prior to final building and zoning inspections or within a period of one (1) year from the date of this decision, whichever occurs first, Condition No. 1, above-mentioned, shall be complied with. Extensions for further time to complete said conditions may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 3. That .approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regazding any other applicable ordinance, regulation or requirement. This decision is made,. signed and entered into the file this nineteenth day of November, 1992. NOTICE; This decision shall become final unless an appeal to the City Council, in writing, accompanied by an appeal fee, is filed with the City Clerk within 15 davs of the date of the .signing of .this. decision or unless members of the City.
