OPPOSITION: No one indicated their presence at the public hearing in opposition; and no
correspondence in opposition was received.
REQUEST: Petitioner requests approval of tentative parcel map to create a two lot subdivision.
Having been appointed Zoning Administrator by the Planning Director, pursuant to Anaheim
Municipal Code Section 18.12.040, to decide the above-referenced petition and a public hearing
having been duly noticed for and held on the date set forth above, I do hereby find:
1. That the proposed subdivision is consistent with the applicable Anaheim General Plan, and
that the proposed subdivision is similar to existing lots and parcels in the area;
2. That the design and/or improvement of the proposed subdivision is consistent with the
applicable General Plan;
3. .That the design of the subdivision is not likely to cause substantial environmental damage or
substantially and avoidably injure fish or wildlife or their habitat;
4. That the design of the subdivision or the type of improvements is not likely to cause serious
public health problems; and
5. That the design of the subdivision or the type of improvements will not conflict with
easements, acquired by the public at large, for access through or use of property within the
proposed subdivision.

CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDING: That the Zoning Administrator has
reviewed the proposal to create a two lot subdivision on a rectangulazly-shaped pazcel of land
consisting of approximately 0.5 acre, having a frontage of approximately 146 feet on the west side of
Liberty Lane, having a maximum depth of approximately 146 feet, being located approximately 184
feet south of the centerline of Romneya Drive and further described as 1133 Liberty Lane; and that
the Planning Director or his authorized representative has determined that the proposed project falls
within the. definition of Categorical Exemptions, Class 15, as defined in the State of California
Environmental Impact Report (E1R) Guidelines and is, therefore, categorically exempt from the
requirement to prepaze an E1R.
Based on the evidence and testimony presented to me, I do hereby determine to APPROVE Tentative
Parcel. Map No. 92-240, subject to the following conditions:
1. That the legal property owner shall irrevocably offer to dedicate to the City of Anaheim, on
the final pazcel map, an easement thirty (30) feet in width from the centerline of the street
along Liberty Lane for street widening purposes.
2. (a) That street improvement plans shall be submitted to the Subdivision Section for
widening Liberty Lane to its ultimate width, as required by the City Engineer.
(b) That the legal property owner shall post security and execute an improvement
agreement, in a form approved by the City Attorney, to construct all public
improvements within one (1) yeaz of pazcel map recordation or prior to issuance of a
Certificate of Occupancy on Pazce12, whichever occurs first.
3. That street lighting facilities along Liberty Lane shall be installed as required by the Utilities
General Manager in accordance with specifications on file in the Office of the Utilities
General Manager; or that security in the form of a bond, certificate of deposit, letter of
credit, or cash, in an amount and form satisfactory to the City of Anaheim, shall be posted
with the City to guarantee the satisfactory completion of the above-mentioned improvements.
Said security shall be posted with the City of Anaheim prior to approval of the parcel map.
4. That at the time any new development of subject pazcel(s) takes place, the underlying
pazcel(s) shad be served by underground utilities as required by the Electrical Engineering
Division of the Utilities Deparnnent.
5. That at the time any new development of subject parcel(s) takes place, fire sprinklers shall be
installed as required by the City Fire Department.
6. That subject property shall be developed substantially in accordance with plans and
specifications submitted to the City of Anaheim by the petitioner and which plans aze on file
with the Planning Department marked Exhibit No. 1.

T. That prior to final pazcel map approval or within a period of twenty four (24) months from
the date of this decision, whichever occurs first, Condition Nos. 1, 2(b), 3 and 6, above-
mentioned,- shall be complied with.
8. That approval of this application constitutes approval of the proposed request only to the
extent that it complies with the Anaheim Municipal Code and any other applicable City, State
and Federai regulations. Approval does not include any action or findings as to compliance
or approval of the request regazding any other applicable ordinance, regulation or
requirement.

accompanied by an appeal fee, is filed with the City Clerk within l0 davs of the date of the signing of
