DATE OF PUBLIC HEARING: April 1, 1993
OPPOSITION: One person, representing an adjacent homeowners' association, indicated his presence at the
hearing in opposition to the proposal, and no correspondence in opposition was received.
REQUEST: Petitioner requests waiver of the following under authority of Code Sections 18.06.080 and
18.12.080.020 to permit division of an existing 3-unit, 3,108 sq.ft. commercial retail center
into 4 units (previously approved):
sec .ions 18.06.050.212 - Minimum number of parking spaces.
18.06.050.022 40 required;
18.06.OS0.0225 ~ proposed by restriping of parking lot)
and 18.44.066.050
Having been appointed Zoning Administrator by the Planning Director, pursuant to Anaheim Municipal Code
Section 18.12.040, to decide the above-referenced petition and public hearing having been duly noticed for
and held on the date set forth above, I do hereby find:
That the requested waiver amounts to only a 10% deviation from the Code-required parking, as
permitted in connection with an administrative adjustment;
2. That the administrative adjustment will not cause an increase in traffic congestion in the immediate
vicinity nor adversely affect any adjoining land uses; and
3. That the granting of this waiver under the conditions imposed will not be detrimental to the peace,
health, safety or general welfare of the citizens of the City of Anaheim.
CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDING: That the Zoning Administrator has
reviewed the proposal for waiver of minimum number of parking spaces to permit division of an existing 3-
unit, 3,108 sq.ft. commercial retail center into 4 units (previously approved) on arectangularly-shaped parcel
of land consisting of approximately 0,37 acre located at the southwest corner of Glenoaks Avenue and Euclid
Street, having approximate frontages of 135 feet on the south side of Glenoaks Avenue and 121 feet on the
west side of Euclid Street, and further described as 755-763 North Euclid Street; and that the Planning

Director or his authorized representative has determined that the proposed project falls within the definition of
Categorical Exemptions, Class 5, as defined in the State of California Environmental Impact Report (EIR)
Guidelines and is, therefore, categorically. exempt from the requirement to prepare an EIR.
Based on the evidence and testimony presented to me, I do hereby determine to approve Administrative
Adjustment No. 82, subject to the following conditions:
That subject property shall be developed substantially in accordance with plans and specifications
submitted to the City of Anaheim by the petitioner and which plan is on file with the Planning
Department mazked Exhibit No. 1; provided, however, that no additional food service (other than
donuts, yoghurt, etc.) shall be added to the convenience mazket unless prior approval is first obtained
from the Planning Department and City Traffic and Transportation Manager.
2. That subject property shall be adequately maintained including, but not necessarily limited to, the
following:
(a) The parking spaces shall be restriped in accordance with City standards;
(b) The landscaping shall be installed, irrigated and maintained in a clean and neat condition, in
accordance with City standards;
(c) Any graffiti shall be promptly removed in accordance with City requirements.
3. That prior to commencement of the activity herein approved, or prior to issuance of a building
permit, or within a period of one (1) yeaz from the date of this decision, whichever occurs first,
Condition Nos. 1 and 2, above-mentioned, shall be complied with. Extensions for further time to
complete said conditions may be granted in accordance with Section 18.03.090 of the Anaheim
Municipal Code.
4. That approval of this application constitutes approval of the proposed request only to the extent that it
complies with the Anaheim Municipal Zoning Code and any other. applicable City, State and Federal
regulations. Approval does not include any action or findings as to compliance or approval of the
request regarding any other applicable ordinance, regulation or requirement.
This decision is made, signed, and entered into the file this eighth day of April 1993.

NOTICE: This decision shall become final unless an appeal to the City Council, in writing, accompanied by
an appeal fee, is filed with the Ciry Clerk within 15 days. of the date of the signing of this decision or unless
members of the City Council shall request to review this decision within said 15 days.
