REQUEST: Waiver of the following to construct asingle-family residence on property located at
309 Ramsgate Drive (Lot No. 2 of Tract No. 9524):
Sections 18.12.080.010 - Required front yazd setback.
and 18.23.063.011 (minimum 25 feet required; 20 feet proposed)
DETERMINATION OF THE ZONING ADMINISTRATOR
Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced
Administrative Adjustment, and having been duly noticed and no written objections having been ,.
received, I do hereby find, pursuant to Section 18.12.080:
1. That approval of the waiver of the minimum required front yazd setback is consistent with the
maximum 20% deviation permitted in connection with an administrative adjustment;
2. That the requested waiver pertains only to two corners of the house, each projecting less than
6 feet into the minimum 25-foot front yard; and
3. That no written opposition was received during the required 10 day notification period.
Based on the evidence preserved to me, I do hereby determine to grant Administrative Adjustment
No. 84, subject to the following conditions:
That subject property shall be developed substantially in accordance with plans and
specifications submitted to the City of Anaheim by the petitioner and which plans are on file
with the Planning Department marked Exhibit Nos. 1 through 5.
2. That approval of this application constitutes approval of the proposed request only to the
extent that it complies with the Anaheim Municipal Zoning Code and any other applicable
City, State and Federal regulations. Approval does not include any action or findings as to
compliance or approval of the request regarding any. other applicable ordinance, regulation or
requirement.
This decision is made, signed, and entered into the file this 20th day of August, 1993.

accompanied by an appeal fee, is filed with the City Clerk within 15 davs of the date of the signing of
