OPPOSITION: No one. indicated .their presence at the public .hearing in opposition and no
.correspondence in opposition was received.
REQUEST: To create two (2) parcels in the ML "Industrial, Limited" Zone.
Having been appointed Zoning Administrator by the Planning Director, pursuant to Anaheim Municipal Code
Section 18.12.040, to decide the above-referenced petition and a public hearing having been duly noticed
for and held on the date set forth above, I do hereby find:
1. That the proposed map is consistent with the applicable General Pian;
2. That .the design and/or improvement of the proposed subdivision is consistent with applicable
General Plan;
3. That the design of the subdivision or the proposed improvements are not likely to cause substantial
environmental damage or substantially and avoidably injure fish or wildlife or their habitat;
4. That the design of the subdivision or the type of improvements is not likely to cause serious public
health problems; and
5. That the design of the subdivision or the type of improvements .will not conflict with easement,
acquired. by the public at large, for access through or use of property within the proposed
subdivision.
CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDINGS: That the Zoning Administrator has. reviewed the
proposal to create two (2) parcels in the ML "Industrial, Limited" Zone on an irregularly-shaped parcel
consisting of approximately 2.02 acres located at .the northeast comer of Landon Drive and Manassero
Street, having approximate frontages of 392 feet on the north side of Landon Drive and 193 feet on the east
side of Manassero Street, and further described as 4931 East Landon Drive; and that the Planning Director
or his authorized representative has determined that the proposed project is Categorically Exempt, Class
15, under Section 15315 of the State of California Environmental Quality Act Guidelines.

Based on the evidence and testimony presented to me, I do hereby determine to approve Tentative Parcel
Map No. 94-151, subject to the following conditions:
1. That subject property shall be developed substantially in accordance wfth plans and specifications
submitted to the City of Anaheim by the petitioner and which plans are on file wfth the Planning
Department marked Exhibft No. 1.
2. That approval of this application constftutes approval of the proposed request only to the extent that
ft complies with the Anaheim Municipal Zoning Code and any other applicable City, State and
Federal regulations. Approval does not include any action or findings as to compliance or approval
of the request regarding any other applicable ordinance, regulation or requirement.
This decision is made, signed, and entered into the file this 25th day of August 1994.
