.OPPOSITION: One interested person .was present at the public hearing but did not speak, and no
correspondence in opposition was received.
.REQUEST: Approval of a tentative parcel map to establish a 2-parcel RS-HS-43,000(SC) "Residential,
Single-Family, Hillside -Scenic Corridor Overlay" zoned subdivision
Having been appointed Zoning Administrator by the Planning Director, pursuant to Anaheim Municipal Code
Section 18.12.040, to decide the above-referenced petition and a public hearing having been duly noticed
-.for and held on the date set forth above, I do hereby find:
1. That the proposed map is consistent with the applicable Anaheim General and Specific Plans;
2. That the design and improvement of the proposed subdivision is consistent with applicable General
and Specific Plans;
3. That the design of the subdivision and the proposed improvements are not likely to cause
substantial environmental damage or substantially and avoidably injure fish or wildlffe or their
habitat;
4. .That the design of the subdivision and the type of improvements are not likely to cause serious
public health problems; and
5. .That the design of the subdivision and the type of improvements will not conflict with easements,
acquired by the public at large, for access through or use of property in the proposed subdivision.
CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDINGS: That the Zoning Administrator has reviewed the
proposal for a tentative parcel map to establish a 2-parcel RS-HS-43,000(S'C) "Residential, Single-Family,
Hillside -Scenic Corridor Overlay" zoned subdivision on an irregularly-shaped parcel of land consisting of
approximately 2.3 acres, having a minimum frontage of approximately 94 feet on the south side of Peralta
- Hills Drive, having a maximum depth of approximately 456 feet, being located approximately 1,250 feet south
of the centerline of Santa Ana Canyon Road and further described as 201 South Peralta Hills Drive; and that
the Planning Director or his authorized representative has determined that the proposed project is
CategoricaNy Exempt, Class 15, under Section 15315 of the State of Cal'rfornia Environmental Quality Act

Based on the evidence and testimony presented to me, I do hereby determine to approve Tentative Parcel
Map No, 94-186, subject to the following conditions:
1. The private access easement shall be reserved on the final parcel map. An agreement with the City
of Anaheim to provide reciprocal access shall be recorded concurrently with the final parcel map.
2. Prior to final building and zoning inspection on the first parcel to developed, a road shall be
constructed within the private access easement in accordance with Public Works Standard Detail
No. `116. This requirement shall be evidenced by an improvement certificate on the final parcel map.
3. That subject property shall be developed substantially in accordance with plans and specifications
submitted to the City of Anaheim by the petitioner and which plan is on file with the Planning
Department marked Exhibit No. i.
4. That prior to final parcel map approval, Condition Nos. 1, 2 and 3; above-mentioned, shall be
complied with.
5. That approval of this application constitutes approval of the proposed request only to the extent that
it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and
Federal regulations. Approval does not include any action or findings as to compliance or approval
of the request regarding any other applicable ordinance, regulation or requirement.
