OPPOSITION: No one indicated their presence at the public hearing in opposition and no
correspondence in opposition was received.
REQUEST: Approval of a tentative parcel map to establish a 2-lot ML "Industrial, Limited" zoned
subdivision
Having been appointed Zoning Administrator by the Planning Director, pursuant to Anaheim Municipal Code
Section 18.12.040, to decide the above-referenced petition and a public hearing having been duly noticed
for and held on the date set forth above, ! do hereby find:
1. That the proposed map is consistent wfth the applicable General Plan;
2. That the design and/or improvement of the proposed subdivision is consistent with applicable
General Plan;
3. .That the design of the subdivision or the proposed improvements are not likely to cause substantial
environmental damage or substantially and avoidably injure fish or wildlife or their habitat;
4. That the design of the subdivision or the type of improvements are not likely to cause serious public
health problems; and
5. That the .design of the subdivision or the type of improvements will not conflict with easements,
acquired by the public at large, for access through or use of property within the proposed
subdivision.
CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDINGS: That the Zoning Administrator has reviewed the
proposal fora 2-lot ML "Industrial, Limited" zoned subdivision on a rectarigularly-shaped parcel of land
consisting of approximately 3.6 acres, having a frontage of approximately 480 feet on the west side of Muller
Street, having a maximum depth of approximately 331 feet; being located approximately 810 feet north of
the centerline of Lincoln Avenue, and further described as 305 and 325 North Muller Street; and that the
Planning Director or his authorized representative has determined that the proposed project is Categorically
Exempt, Class 15, under Section 15315 of the State of Caiffornia Environmental duality Act Guidelines.

.Based on the evidence and testimony presented to me, I do hereby determine to approve Tentative Parcel
Map No. 94-190, subject to the following conditions:
1. That a landscape plan shall be submitted to the Zoning Division showing a five (5) foot wide
landscaped area to replace the existing parking spaces that encroach into the required setback area
adjacent to Muller Street.
2. That trash storage areas shall be provided and maintained for each parcel in a location acceptable
to the Department of Maintenance and in accordance with approved plans on file with said
Department. Said information shall be specifically shown on the final map.
3. That a plan sheet for solid waste storage and collection and a plan for recycling for each parcel
shall be submitted to the Department of Maintenance, for review and approval.
4. That the appropriate fees due for primary water mains and fire protection service shall be paid to
the -Water Engineering. Division, in accordance with Rules 15A and 20 of the Water Utility Rates,
Rules and Regulations.
5. That plans shall be submitted to the City Traffic and Transportation Manager for his review and
approval showing conformance with the current versions of Engineering Standard Plan Nos. 436,
601 and 602 pertaining to parking standards and driveway location. Subject property shall
thereupon be developed and maintained in conformance with said plans. The submitted plan shall
be modified to provide adequate parking space layout and driveway aisle.
6. That a plan be submitted to the City Traffic and Transportation Manager showing the loading space
for trucks conforms with Zoning Code Section 18.06.060.
7. That the Legal property owner shall irrevocably offer to dedicate to the City of Anaheim, on the final
parcel map, an easement thirty two (32) feet in width from the centerline of the street along Muller
..Street for street widening purposes.
8. That sidewalks shall be installed within the public right-of-way along Muller Street in accordance with
standard plans and specifications on file in the Office of the City Engineer. Prior to final parcel map
approval, a bond shall be posted wfth the City of Anaheim in an amount approved by the City
Engineer and in a form approved by the City Attorney. The sidewalks shall be constructed within
one hundred twenty (120) days of map recordation. The requirement shall be evidenced by an
improvement certificate on the final parcel map.
9. That an agreement to provide reciprocal vehicular access shall be recorded concurrently with the
final parcel map
10 ..That subject property shall be developed substantially in accordance with plans and specifications
submitted to the City of Anaheim by the petitioner and which plan is on file with the Planning
Department marked Exhibit No. 1.
11. That prior to final parcel map approval, Condition Nos. 1, 2, 3, 4, 5, 6, 7, 8, 9 and 10, above-
mentioned, shall be complied with. '
13. That approval of this application constitutes approval of the proposed request only to the extent that
it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and
Federal regulations. Approval does not include any action or findings as to compliance or approval
of the request regarding any other applicable ordinance, regulation or requirement.
