OPPOSITION: No one indicated their presence at the public hearing in opposition and no
correspondence in opposition was received.
REQUEST: Approval of Tentative Parcel Map No. 94-209 to establish a 1-lot (air space) subdivision
.fora 2-unft industrial condominium building, with waiver the following:
Section 17.08.071 Parcel ma filing requirement.

Tentative Parcel Mao filing only proposed)
Having been appointed Zoning Administrator by the Planning Director, pursuant to Anaheim Municipal Code
Section 18.12.040, to decide the above-referenced petition and a public hearing having been duly noticed
for and held on the date set forth above, I do hereby find:
1. That subject property is developed with a 2-unit, 11,991 sq.ft. industrial building located in
Development Area 2 "Expanded Industrial Area" of the Northeast Area Speck Pian (Specific Plan
No. 94-1);
2. That the proposed map is consistent with the applicable General and Specific Plans;
3. That the design of the proposed subdivision is consistent with applicable General and Specific
Plans;
4. That the design of the subdivision is not likely to cause substantial environmental damage or
substantially and avoidably injure fish or wiidlffe or their habitat;
5. :That the design of the subdivision is not likely to cause serious public health problems;
6. That the design of the subdivision will not conflict with easements, acquired by the pubic at large,
for access. through or use of the property within the proposed subdivision; and
7. -That the proposed division of land complies with the requirements established by the Subdivision
Map Act and Chapter 17.08 "Subdivisions" of the Anaheim Municipal Code, including but not limited
to area, improvement and design, floodwater drainage control, appropriate improved public roads,
sanitary disposal facilities, water supply availability and environmental protection.

CALIFORNIA ENVIRONMENTAL Q ALITY ACT FINDINGS: That the Zoning Administrator has reviewed the
proposal fora 1-lot (air space) subdivision fora 2-unit industrial condominium building, with waiver of the
requirement to file a final parcel map on an approximately 0.7 acre parcel of land, having a ftontage of
approximately 189 feet on the south side of Eisenhower Circle, having a maximum depth of approximately
135 feet, being located approximately 280 feet east of the centerline of Lakeview Avenue, and further
described as 4520-4522 East Eisenhower Circle; and that the Planning Director or his authorized
representative has determined that the proposed project is Categorically Exempt, Class 1(0), of the State
of California Environmental Quality Act Guidelines.
Based on the evidence and testimony presented to me, i do hereby determine to approve Tentative Parcel
Map No. 94-209, subject to the following conditions:
1. That existing parking spaces shall not be obstructed by building materials, storage bins, trash bins,
etc., and shall be available at all times for the purpose of on-site vehicle parking.
2. - That the subject property shall be developed substantially in accordance with plans and
specifications submitted to the City of Anaheim by the petitioner and which plans are on file with
the Planning Department marked Exhibft No. 1.
3. That approval of this application constitutes approval of the proposed request only to the extent that
ii complies with the Anaheim Municipal. Zoning Code and any other applicable City, State and
Federal regulations. Approval does not include any action or findings as to compliance or approval
of the request regarding any other applicable ordinance, regulation or requirement.
4. That within a period of two (2) years from the date of this decision, the petitioner shall provide the
Zoning Division of the Planning Department with a copy of the recorded Condominium Pian or some
other acceptable proof of recordation.
This decision is made, signed, and entered into the file this 12th day of December 1995.

NOTICE: This decision shall become final unless an appeal to the City Council, in writing, accompanied
by an appeal fee, is filed with the .City Clerk within 10 davs of the date of the signing of this decision or
unless members of the City Council shall request to review this decision within said 10 days.
