HEARING DATE: February 1, 1996
OPPOSITION: A petition in opposition to the proposal was submitted at the public hearing; and six
people spoke in opposition and one person spoke expressing concerns relative to
existing problems.
REQUEST: Petitioner requests waiver of the following to construct 2single-family residences:
Sections 18.12.060.040 - Maximum structural heiaht.
18.24.062.020.0201 (Permitted in the Scenic Corridor Zone Overlay:
18.84.042.020.0202 25 feet or 30 feet if (i) ridge lines do not exceed
and 18.84.042.020.0202.b 10 feet in lenath or 10% of the combined length
of all horizontal ridge lines on the house,
whichever is less, and (ii) the building roof area
over 25 feet does not exceed 10% of the total
roof area of the house;
Proposed: 27 foot 3-inch hiah houses with one
34-foot Iona horizontal ridgeline and
approximately 11 % of the roof area exceeding 25
feet high)
Having been appointed Zoning Administrator by the Planning Director, pursuant to Anaheim Municipal Code
Section 18.12.040, to decide the above-referenced petition and a public hearing having been duly noticed
for and held on the date set forth above, I do hereby find:
That there are special no circumstances applicable to the property such as size, shape, topography,
location or surroundings, which do not apply to other identically zoned properties in the vicinity
because all of the surrounding lots are residential and are developed on hillsides with the same site
characteristics as subject property; and
2. That strict application of the Zoning Code does not deprive the property of prnrileges enjoyed by
other properties in identical zoning classification in the vicinity because none have been granted
height variances to exceed the underlying zoning standard.

CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDINGS:
That the Zoning Administrator has reviewed the proposal for waiver of maximum structural height to
construct two single-family residences on an irregularly-shaped parcel of land consisting of approximately
2.85 acres, having a frontage of approximately 80 feet on the southerly terminus of Londerry Lane, having
a maximum depth of approximately 845 feet, being located approximately 230 feet south of the centerline
of Andover Drive, and further described as 725 and 735 Londerry Lane; and that the Planning Director or
his authorized representative has determined that the proposed project is Categorically Exempt under Class
5 of the State of California Environmental Quality Act Guidelines.
Based on the evidence and testimony presented to me, I do hereby determine to deny Variance No. 4287.
This decision is made, signed, and entered into the file this 8th day of February, 1996.

This decision shall become final unless an appeal to the City Council, in writing, accompanied by an appeal
fee, is filed with the City Clerk within 15 davs of the date of the signing of this decision or unless members
of the City Council shall request to review this decision within said 15 days.
