ZA 96-20 • A DECISION OF THE ZONING ADMINISTRATOR GRANTING ADMINISTRATIVE ADJUSTMENT NO. 0106 OWNER: Gene Wilson 751 Langtree Lane, Anaheim, CA 92807 LOCATION: 6411 East Via Arboles CEOA STATUS: Categorically Exempt, Class 3 DATE NOTICES MAILED: July 22, 1996 REQUEST: Waiver of the following to construct a 3,400 sq.ft. single family residence: Sections 18.12.080.020 - Maximum structural heioht. and 18.84.042.010 (25 feet permitted in the Scenic Corridor Zone Overlay; 27' Z feet proposed) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and subject petition fiaving been duly noticed and no written objections having been received, I do .hereby find, pursuant. to Section 18.12..080: That the request is hereby. granted in accordance with Subsection .18.12.080 of the Anaheim Municipal Code vvhich permits waiver. of maximum structural height in connection with an administrative adjustment when .the proposal does exceed the Code standard by more than 10%; and 2. That no written opposition was received during the. required 10-day notification period which ended on July 31, 1996. CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDINGS: That the Planning Director or his authorized representative hasdetermined that the proposed project is Categorically Exempt, Class 3, as defined in the State of California Environmental IIuality Act Guidelines and is, therefore, categorically exempt from the requirement to prepare an Environmental Impact Report.. Based on the evidence presented to me, I do hereby,determine to grant Administrative Adjustment No. 0106, subject to the following .conditions: That within a period of one 11) year from the date of this decision, subject property shall be developed substantiaNy in accordance with plans and specifications submitted to the City of Anaheim by the .petitioner and which. plans are on file with the Planning .Department marked Exhibit Nos. 1 through 6. Extensions for further time to complete this condition may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 2. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the.Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations.
