OPPOSITION: No one indicated their presence at the public hearing in opposition and no
correspondence in opposition was received.
REQUEST; Proposal to establish a 3-lot industrial subdivision in the ML "Limited Industrial" zone.
Having been appointed Zoning Administrator by the Planning Director, pursuant to Anaheim Municipal
Code Section 18.12.040, to decide the above-referenced petition and a public hearing having been duly
noticed for and held on the date set forth above, I do hereby find:
1. That the proposed map is consistent with the applicable General Plan;
2. That the design and/or improvement of the proposed subdivision are consistent with the applicable
General Plan;
3. That the design of the subdivision is not likely to cause substantial environmental damage or
substantially and avoidably injure fish or wildlife or their habitat;
4. That the design of the subdivision is not likely to cause serious public health problems;
5. That the design of the subdivision will not conflict with easements, acquirer! by the public at large,
for access through or use of the property within the proposed subdivision;
6. That the total number of parking spaces for all parcels exceeds Zoning Code requirements for the
existing buildings and uses; and
7. That, as conditioned, the proposed parcel map will comply with applicable City Codes.

CALIFORNIA ENVIRONMENTAL OU TTY ACT FIlVDINC~: That the Zoning Administrator has
reviewed the proposal fora 3-lot industrial subdivision on an irregulazly-shaped pazcel consisting of
approximately 3.7 acres, having an approximate frontage of 30 feet on the east side of Knollwood Circle,
having an approximate depth of 860 feet, being located approximately 780 feet northwest of the
centerline of Woodland Drive, and further described as 2607-2617 Woodlaad Drive; and that the
Planning Director or his authorized representative has determined that the proposed project is
Categorically Exempt, Class 15, under the State of California Environmental Quality Act Guidelines.
Based on the evidence and testimony presented to me, I do hereby determine to approve Tentative Parcel
Map No. 96-188, subject to .the following conditions:
1. That a final pazcel map shall be submitted to and approved by the City of Anaheim and the Orange
County Surveyor, and then be recorded in the Office of the Orange County Recorder.
2. That trash storage areas for each parcel shalt be provided and maintained in locations acceptable to
.the Public Works Department, Streets and Sanitation Division, in accordance with approved plans
on file with said Department.
3. That plan sheet(s) for solid waste collection and for recycling for each pazcel shall be submitted to
the Public Works Department, Streets and Maintenance Division, for review and approval.
4. That the on-site trash turn around shall be restored to the satisfaction of the Public Works
Department, Streets and Sanitation Division. Said turn-azound azea shall be sp~ifically shown on
any plans submitted for building permits.
5. That an unsubordinated restrictive covenant providing reciprocal access asad parking, approved by
the Ciry Traffic .and Transportation Manager and the Zoning Division and in a form satisfactory to
the City Attorney, shall be recorded with the Office of the Orange County Recorder. In addition,
provisions shall be made in the covenant to guarantee that the entire 3.7 acre complex shall be
managed and maintained as one (1) integral parcel for purposes of pazking, vehicular circulation,
signage, maintenance, land use and architectural control, and that the covenant shall be referenced
in all deeds transferring all or any part of the interest in the property. A copy of the recorded
covenant shall then be submitted to the Zoning Division.
6. That the parcels shall be designated as Pazce1 Nos. I, 2 and 3 on the final parcel map.
7. That prior to final parcel map approval, Condition Nos. 2, 3, 4, S and 6, above-mentioned, shall be
complied with.
8. That approval of this application constitutes approval of the proposed request only to the extent that
it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and
Federal regulations. Approval does not include any action or findings as to compliance or approval
of the request regarding any other applicable ordinance, regulation or requirement.

NOTICE: This decision shall become final unless an appeal to the City Council, in writing,
accompanied by an appeal fee, is filed with the City Clerk within 10 days of the date of the signing of
this decision or unless members of the City Council shall request to review this decision within said 10
days.
DECLARATION OF SERVICE BY MAIL: I do hereby declare under penalty of perjury that on the
date set forth below, I did deposit, in the United States Mail, a copy of the decision to the applicant and
did forward a copy to the City Clerk.
