Engineering Inc. 23671 Birtchet Drive Lake Forest, CA 92630 1515 East Kateita Avenue and 220 Howell Avenue (17.3 acres on the north side of Katella Avenue, 740 feet west of State College Boulevard) CEQA STATUS: Categorical Exemption, Class 15 HEARING DATE: May 22, 1997 OPPOSITION: No one indicated their presence at the public hearing in opposition and no correspondence in opposition was received. REQUEST: To permit a 2-lot industrial subdivision (zoned MLr"Industrial, Limited") Having been appointed Zoning Administrator by-the Planning Director, pursuant to Anaheim Municipal Code Section 18.12.040, to decide the above-referenced petition and a public hearing having been duly noticed for and held on the date set forth above,l do hereby find: 1. That the proposed map is consistent with the applicable General Plan; 2. That the design and/or improvement of the proposed subdivision. is consistent with the applicable General Plan; 3. That the design of the subdivision is not likely: to cause ubstantia! environmental damage or substantially and avoidably. injure fish or wildlife or their habitat; 4. That the design of the subdivision or the type of improvements are not likely to cause serious public health problems; .and 5. .That the design of the subdivision will not conflict with easements, acquired by the public at large, for access through or use of the property within the proposed subdivision. CALIFORNIA ENVIRONMENTAL DUALITY ACT FINDINGS: That the Zoning Administrator has reviewed the proposal fora 2-lot industrial subdNision on an irregularly-shaped parcel of land consisting of approximately 17.33 acres located on the north side of Katella Avenue, 740 feet west of the centerline of State College Boulevard, and further described as 1515 East Katella Avenue and 220 Howell Avenue; and that the Planning Director or his authorized representative has determined that the proposed project is Categorically Exempt, Class 15, of the California. Environmental Quality Act (CEQA) Guidelines. TP95-189.wp - 1 of 2 - ZA 97-07 ~„ Based on the evidence and testimony presented to me, I do hereby determine to approve TentatNe Parcel Map No. 95-189, subject to the following conditions: 1. That trash storage areas for each parcel shall be provided and maintained in a location acceptable to the Public Works Department, Streets and Maintenance Division, and in accordance with approved plans on file with said department. Such information shall be specifically shown on plans submitted for any permits obtained from the Building Division. 2. That a plan sheet for solid waste storage and collection and a plan for recycling for each parcel shall be submitted to the Public Works Department, Streets and Maintenance Division, for review and .approval. That an on-site truck trash turn-around-shall be restored to the satisfaction of the Public Works Department, Streets and Maintenance Division. 4. That unless satisfactory evidence is provided to the Subdivision Section, Public Works- Engineering Department, showing appropriate vehiGe access to Howeii Avenue to and from Parcel No. 2, an unsubordinated restrictNe covenant providing reciprocal access (approved by the City Traffic and Transportation Managerand Zoning Division, and in a form satisfactory to the City Attorney) shall be recorded with the Office of the Orange County Recorder. A copy of the recorded covenant shall then be submitted to the Zoning Division. 5. Thatprior to final parcel map approval, Condition Nos. 2. 3 and 4, above-mentioned shall be complied with. 6. That no signage shall be permitted on Katella Avenue for Parcel: No. 2 (the proposed parcel with an access easement to Howeii Avenue). 7. That approval of this application constitutes approval of the',proposed request only to the extent that it complies with the Anaheim. Municipal Zoning :Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any-other applicable ordinance, regulation or requirement.
