REQUEST: Waiver of the following to construct a 285 sq.ft. room addition to a single family home:
Sections 18.12.080.020 - Maximum lot coverage.
and 18.27.063.030 35% permitted in the RS-5000 zone; 36.8°~ proposed)
DETERMINATION OF THE ZONING ADMINISTRATOR
Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced
Administrative Adjustment, and subject petition having been duly noticed and no written objections
having been. received, I do hereby find, pursuant to Section 18.12.080:
1. That the request is hereby granted in accordance with .Subsection 18.12.080 of the Anaheim
Municipal Code which permits a maximum 10°~ deviation from percentage limitations
(1820 sq.ft.lot coverage permitted on a 5200 sq.ft. lot, 1917 sq.ft. proposed) in connection with
administrative adjustments; and
2. That no written opposition was received during the required 10-day notification period which
ended on May 21, 1997 at 5:00 p.m.
Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No.
119, subject to the following conditions:
1. ~ That within a period of one {1) year from the date of this decision, subject property shall be
developed substantially in accordance with plans and specffications submitted to the City of
Anaheim by the petitioner and which plans are on file with the Planning Department marked
Exhibit Nos. 1 and 2. Extensions for further time to complete this condition may be granted in
accordance with Section 18.03.090 of the Anaheim Municipal Code.
2. That approval of this application constitutes approval of .the proposed request only to the extent
that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State
and Federal regulations. Approval does not include any action or findings as to compliance or
approval of the request regarding any other applicable ordinance, regulation or requirement.
This decision is made, signed, and entered into the file this 29th day of May 1997.
