ZA 97-11 A DECISION OF THE ZONING ADMINISTRATOR GRANTING ADMINISTRATIVE ADJUSTMENT NO. 121 OWNER: Vern Monroe 5209 Seashore Drrve, #100, Newport Beach, CA 92663 AGENT: David Jackson 1557 West Mable Street Anaheim, CA 92802 LOCATION: 2212 West Sequoia Avenue (Fairmont Pr'nrate School) CEQA STATUS: Categorically Exempt, Class 1 DATE NOTICES MAILED: July 3, 1997 REQUEST: Waiver of the following to construct an 8-foot high block wall along a portion of the west property line to screen a previously-approved high school gymnasium: Sections 18.04.043.102 - Maximum wall height. 18.12.080.015 6 feet. permitted in side and rear yard setbacks; and 18.44.064.080 8 feet proposed along the south 135 feet of the west property line) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the .Planning Director to decide the above-referenced Administrative Adjustment, and subject petition having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: 1. That the request is hereby. granted in accordance with Subsection 18.12.080.015 of the Anaheim Municipal Code which permits waiver of maximum wall height in connection with administrative adjustments; 2. That no written opposition was received during the required 10-day notffication period which ended on July 16, 1997; and 3. That the proposed 8 foot. block wall will provide added privacy along the west property line which separates the approved 28-foot high gymnasium from the adjacent single family residences. Based on the evidence presented to me, i do hereby determine to grant Administrative Adjustment No. 121, subject to the following conditions: 1. That within a period of one (1) year: from the date of this decision, subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1 and 2. Extensions for further time to complete this condition may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. adj-121.wp - 1 of 2 - ZA 97-11 ~ ~ 2. That approval of this application constitutes approval of the proposed request only to the extent that ft complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement.
