ZA 97-17 REQUESTED BY: LOCATION: CEQA STATUS: A DECISION OF THE ZONING ADMINISTRATOR GRANTING ADMINISTRATIVE ADJUSTMENT NO. 120 MANZANITA WALK, L.L.C. 3010 Old Ranch Parkway, #400 Seal Beach, CA 90740 ATTN: Michael Hennessey 608 West Vermont Avenue Categorically Exempt, Class 3 DATE NOTICES MAILED: August 15, 1997 REQUEST: Waiver of the' following to construct an 8-foot high fence along the south, east and west property lines in order to screen apreviously-approved residential condominium complex: Sections 18.04.043.102 - Maximum height of fences. 18.12.080.015 (6-foot high fence permitted; and 18.32.064.070 8-foot hiah fence proposed) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and subject petition having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: That the request is hereby granted in accordance with Subsection 18.12.080.015 of the Anaheim Municipal Code which permits waiver of maximum height of fences in connection with administrative adjustments; 2. That no written opposition was received during the required 10-day notification period which ended on August 27, 1997; and 3. That the proposed 8-foot block wall will provide for additional privacy for the future residents, the existing apartment residents to the east and west, -and the mobile home owners to the south; and that the proposed 8-foot high fence is a minor deviation from Code requirements. Based on the evidence presented to me, 1 do hereby determine to grant Administrative Adjustment No. 120, subject to the following conditions: 1. That within a period of one (1) year from the date of this decision, subject. property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1, 2 and 3. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement.
