CA 92863 OWNER: Craig Clausen 2795-F West Lincolri Avenue Anaheim, CA 92701 LOCATION: 7777 East Santa Ana Canvon Road CEQA STATUS: CEQA EXEMPT {SECTION 15061(6)(3)} DATE NOTICES MAILED: May 21, 1998 REQUEST: Waiver of the following to construct an 8-foot high block wall abutting the western property line adjacent to two single-family residences to screen an approved self-storage facility: Sections 18.04.043.100.102 - Maximum fence height. 18.12.080.015 6-foot high wall permitted along the .and 18:41.064.080 west property line; 8-foot high wall proposed) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and subject petition having been duly noticed and no written objections having`been received, I do hereby find, pursuant to Section 18.12.080: 1. That this request is hereby granted in accordance with Subsection 18.12.080.015 of the Anaheim Municipal Code which permits waiver of maximum fence heights in connection with administrative adjustments; .and 2. That no written opposition was received during the required 10-day notification period which ended on June 3, 1998. Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No. 142, subjecf to the following conditions: 1. That prior to issuance of a permit for the proposed block wall, the petitioner shall submit plans for Planning Department approval showing the proposed eight (8) foot high block wall along the west property line to separate and screen the self storage facility (approved under Conditional Use Permit No. 3974) from the adjacent single family residential homes. Said block wall shall minimally be a decorative slump stone or equivalent or better block wall. The block wall shall be constructed prior to issuance of any building permit issued in connection with Conditional Use Permit No. 3974. 2. That within a period of one (1) year from the date of this decision or prior to construction of the self storage facility previously approved under Conditional Use Permit No. 3974, whichever occurs first, subject property shall be developed in accordance with plans and specifications adj-142.doc - 1 of 2 - ZA 98-16 ,~_" , , ~. i approved by the Planning Department in connection with Condition No. 1, above-mentioned. Extensions for further time to complete this condition may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 3. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement. This decision is made, signed, and entered into the file this 11th day of June 1998. NOTICE: This decision shall become final unless an appeal to the City Council, in writing, accompanied by an appeal fee, is filed with the City Clerk within 15 davs of the date of the signing of this decision or unless members of the City Council shall request to review this decision within said 15 days.
