DETERMINATION OF THE ZONING ADMINISTRATOR:,_ Having been appointed Acting Zoning Administrator by the Planning Director to decide the above- referenced Administrative Adjustment, and subject petition having been duly noticed and no written objections having been received, I do hereby find,. pursuant to Section 18.12.080: 1. That the request is hereby granted in accordance with Subsection 18.12.080. of the Anaheim Municipal .Code which permits waiver of minimum number parking spaces in connection with administrative adjustments: 2. That concerned citi2en's was received during the required 10-day notification period which ended on March_25, 1999 at 5:00 P.M. ;and,therefore.a,public.was-scheduled,_.. ~._-.- ~ ..- Based on the evidence presented to me,) do hereby determine to grant Administrative Adjustment No. 154, subject to the following condition(s): 1. That within a period of one (1) year from the date of this decision, subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit No. 1-3. Extensions for further time to complete this condition may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 2. That approval of this application constitutes approval of the proposed request or-1y to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. That all air conditioning facilities and other roof and ground mounted equipment (including the two utility cabinets located in the landscape area on the west side of the building) shall be properly shielded from view and the sound buffered from adjacent residential properties in accordance with Code requirements. Such information shall be specifically shown on the plans submitted for building permits. 2. That the on-site landscaping and irrigation system shall be refurbished and maintained in compliance with City standards. That stgnage shall only be permitted on the north and west elevations of the MRI building. 4. That the owner of subject property shall submit a letter requesting termination of Conditional Use Permit No. 3543 (to permit a mobile MRI unit in conjunction with an established orthopedic/sports medicine center) to the Zoning Division. 5. That lighting for this facility shall be designed and positioned in a manner so as not to unreasonably illuminate or cause glare onto adjacent or nearby streets and/or properties. 6. That subject`property shalt be developed substantially in accordance with plans and specifications r submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1 and 2, and as conditioned herein. 7. That prior to issuance of a building permit, or within a period of one (1) year from the date of this decision, whichever occurs first, Condition Nos. 1, 2, 4 and 6, above-mentioned, shalt be complied with. Extensions for further time to complete said conditions may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 8. That approval of this application constitutes approval of the proposed request oniyto the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any. action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement. 9. That prior to issuance of a buiidingpermit trash pick-up shalt be increased to two (2) times per .week, if necessary, and as determined by the Code Enforcement Division.
