Bruce Camino 1915 West Orangewood Avenue, #303 Orange, ~CA 92868 LOCATION: 385 Via Montanera CEQA STATUS: CEQA Exempt, Section 15061(b)(3) DATE NOTICES MAILED: March 25, 1999 REQUEST: Waiver of the following to construct a two-story single-family residence: Sections 18.12.080.020 - Maximum structural heicht. 18.23.062:010 25 feet permitted in the Scenic Corridor and 18.84.042.010 Zone Overlay; 26 feet proposed) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by-the. Planning. Director to decide the above-referenced Administrative Adjustment, and subject petition having been duly noticed-and no written objections having been received, I do hereby find, pursuant to Section 1812.080: 1. That the request is hereby granted in accordance with Subsection 18.12.080.020 of the Anaheim Municipal Code which permits waiver of maximum structural height in connection with an administrative adjustment when the proposal is not more.than 10°k greater than what is permitted by Code; and that the proposed height is only 4°k higher than permitted. 2. That no written opposition was received during the required 10-day notification period which ended on April 7, 1999. Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No. 1.57 subject to the following conditions: 1. That within a period of one (1) yearfrom the date of this decision, subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1, 2, 3, 4 and 5. Extensions for furthertime to complete#his condition may be granted in accordance with Section 18.03A90 of the Anaheim Municipal Code. 2. Than approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement.
