Wilshire Avenue Fullerton, CA 92832 2301-2323 West Lincoln Avenue CEQA Categorically Exempt, Section 15061(b)(3) DATE NOTICES MAILED: April 9, 1999 REQUEST: Waiver of the following to construct an addition to an existing office complex: Sections 18.06.020.021 - Minimum number of parking spaces. 18.12.080.020 (176 required; 173 proposed) and 18.44.066.050 DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administratorby the Planning Director to decide the above-referenced Administrative Adjustment No, 159 and subject petition having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: 1. That the'request is hereby granted in accordance with Subsection 18.12.080.020 of the Anaheim Municipal Code which permits waiver of the minimum number of parking spaces in connection with an administrative adjustment if the proposed deviation from-the Code requirement does not exceed 10%; and that the proposed deviation is less than'2%. 2. That no written opposition was received during the required 10-day notification period which ended on April 21, 1999. .Based on the evidence presented to me, l do hereby determine to grant Administrative Adjustment No. 159, subject to the following conditions: 9 . That within a period of two (2) years from the date of this decision or prior to final building and zoning inspections, whichever occurs first, subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and - which plans are on file with the Planning Department marked Exhibit Nos. 1, 2, 3, 4, 5 and 6. Extensions for further time to complete this condition may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 2. That approval of this application constitutes approval of theproposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations.
