REQUEST: Waiver of the following to construct a 1,200 sq.ft. accessory document storage
area for on-site storage inside. a parking garage in conjunction with an existing
medics! office complex:
Sections 18.06.020.0211 - Minimum number of parking spaces.
18.12.080.020 (271 required; 260 proposed)
and 18.44.066.050
DETERMINATION OF THE ZONING ADMINISTRATOR
Having been appointed Zoning Administrator by the. Planning Director to decide the above-referenced
Administrative Adjustment No. 156, and subject petition having been duly noticed and no written
objections having been received, i do hereby find, pursuant to Section 18.12.080:
1. That written opposition to this administrative adjustment was received during the public
notification period which ended on March 24, .,1999 and, therefore, the applicant requested a
public hearing.
2. That the Zoning Administrator did hold a public hearing at the Civic Center in the City of Anaheim.
on April 22, 1999 at 9:30 a.m., notice of said public hearing having been duly given as required by
law and in accordance with the provisions of the Anaheim Municipal Code, Chapter 18.03, to hear
and consider evidence for and against said proposed waiver of minimum number of parking
spaces and to investigate and make findings and recommendations in connection therewith.
3. That one opponent withdrew their opposition when contacted by staff and the exact parking
waiver was explained to them; and that staff was unable to contact the other opponent.
4. That this parking waiver is minimal, consisting of only 11 spaces (4%) less than required by Code;
and that the proposed additional square footage consists of document storage being constructed
inside the parking garage, which storage. will occupy a number of parking spaces.
5. That no one appeared at the public hearing in opposition to this proposal.

Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment
No. 156, subject to the following condition(s):
1. That within a period of two (2) years from the date of this decision or prior to final building and
zoning inspections, whichever occurs first, subject property shall be developed substantially in
accordance with plans and specifications submitted to the City of Anaheim by the petitioner and
which plans are on file with the Planning Department marked Exhibit Nos. 1 and 2 . Extensions
for further time to complete this condition may be granted in accordance with Section 18.03.090 of
the Anaheim Municipal Code.
2. That approval of this application constitutes approval of the proposed request only to the extent
that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and
Federal regulations. Approval does not include any action or findings as to compliance or
approval of the request regarding any other applicable ordinance, regulation or requirement.

NOTICE: This decision shall become final unless an appeal to the City Council, in writing, accompanied
by an appeal fee, is filed with the City Clerk-within 15 days of the date of the signing of this decision or
