REQUEST: Waiver of the following to retain an existing 4-foot side yard setback in
conjunction with a new family room and bathroom addition between the house
and detached garage:
Sections 18.12.080.010.0103 - Minimum side yard setback.
and 18.27.063.020 5 feet required; 4 feet proposed)
DETERMINATION OF THE ZONING ADMINISTRATOR
Having .been appointed Zoning Administrator by the Planning Director to decide the above-referenced
Administrative Adjustment No. 165, and subject petition having been duly noticed and no written
objections having been received, I do hereby find, pursuant to Section 18.12.080:
1. That the request is hereby granted in accordance with Subsection 18.12.080.010.0103 of the
Anaheim Municipal Code which permits a maximum deviation of 20% from a required side yard
setback in connection with an administrative adjustment; and
2. That no written opposition was received during the required 10-day notification period which
ended on June 16, 1999.
Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No.
165, subject to the following condition(s):
1. That within a period of one (1) year from the date of this decision, subject property shall be
developed substantially in accordance with plans and specifications submitted to the City of
Anaheim by the petitioner and which plans are on file with the Planning Department marked
Exhibit Nos. 1 and 2. Extensions for furthertime to complete this condition may be granted in
accordance with Section 18.03.090 of the Anaheim Municipal Code.
2. That approval of this application constitutes approval of the proposed request onty to the extent
that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State
and Federal regulations. Approval does not include any action or findings as to compliance or
approval of the request regarding any other applicable ordinance, regulation or requirement.

RE: Variance No. 4360 -Request for a minimum side yard setback (10 feet required; 5
feet proposed) to permit and retain an existing detached garage, converted to a
bedroom and bathroom, which encroaches into the required side yard setback of an
existing single-family residence in the RS-A-43,000 Zone. This request was
withdrawn.
At the meeting of June 17, 1999, Annika M. Santalahti, Zoning Administrator, accepted the
petitioner's request to withdraw Variance No. 4360 due to the applicant's filing of a reclassification
which will change the zoning of this property. This will be part of a larger reclassification for
several .other properties in the neighborhood.
