OPPOStT10N: Two interested persons were present at the public hearing; and that no opposition,
either verbal or written, was received regarding this proposal.
RE4UEST: To establish a 4-lot single-family residential subdivision in the RS-7200 Zone.
Having been appointed Zoning Administrator by the Planning Director, pursuant to Anaheim Municipal
Code Section 18.12.040, to decide the above-referenced petition and a public hearing having been duly
noticed for and held on the date set forth above, I do hereby find:
1. That the proposed map is consistent with the applicable General Plan.
2. That the design and/or improvement of the proposed subdivision is consistent with applicable
General Plan.
3. That the design of the subdivision and the proposed improvements are not likely to cause
substantial environmental damage or substantially and avoidably injure fish or wildlife or their
habitat.
4. That the design of the subdivision and the type of improvements are not likely to cause serious
public health problems.
5. That the design of the subdivision and the type of improvements will not conflict with easements,
acquired by the public at large, for access through or use of the property within the proposed
subdivision.
Based on the evidence and testimony presented to me, 1 do hereby determine to approve Tentative
Parcel Map No. 99-159, subject to the following conditions:
1. That all existing structures shall be demolished., or moved or remodeled to conform with Building
.Code and the zoning setback requirements for the tots shown on this parcel map.. The developer
shall obtain any necessary demolition permits from the Building Division of the Planning
Department.
2. That the legal property owner shall irrevocably offer to dedicate to the City of Anaheim on the final
parcel map, an easement thirty two (32) feet from the centerline of Teranimar Drive and a comer
cut-offfor the northeast comerof Teranimar Drive and Western Avenue, in a design as approved
by the Public Works Department.

3. That a final parcel map shall be submitted to and approved by the City of Anaheim and the
Orange County Surveyor, and shall then be recorded in the Office of the Orange County Recorder.
4. That the developer shall pay the Sewer Capacity Mitigation Fee.
5. That all parcels shall be assigned street addresses by the Building Division.
6. That the legal property owner shall furnish a Subdivision Agreement, in a form approved by the
City Attorney, to the City of Anaheim agreeing to complete the public improvements required as
conditions of this parcel map at the legal property owner's expense. Said agreement shall be
submitted to and approved by the City of Anaheim and then be recorded concurrently with the final
parcel map.
7. That evidence satisfactory to the Public Works Department shall be shown on, or recorded
concurrently with, the final parcel map specifying that the developer shall construct street
improvements along Western Avenue and Teranimar Drive in conformance with the Circulation
Element of the Anaheim General Plan and with Standard Engineering Plans, as approved by the
City Engineer. A four (4) foot wide sidewalk shall be constructed along Teranimar Drive and a five
{5) foot wide sidewalk shall be constructed along Western Avenue. The sidewalks shall be
constructed adjacent to the right-of--way lines. The parkway between the curb and sidewalk shall
be landscaped and irrigated as approved by the Urban. Forestry Division of the Community
Services Department. Anew sidewalk handicapped access ramp shall be constructed. The
existing driveway approach on Western Avenue shallbe removed and replaced with curb, gutter
and sidewalk. Street improvements may be shown on the grading plan. The plan shall be
submitted to the Public Works Department, Development Services Division, for review and
approval. The improvements shall be .completed prior to the first final building and zoning
inspection for a building on subject property.
8. That prior to final parcel map approval, Condition Nos. 1, 2, 3, 4, 5, 6 and 7, above-mentioned,
shall be complied with.
9. That approval of this application constitutes approval of the proposed request only to the extent
that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and
Federal regulations. Approval does not include any action or findings as to compliance or
approval of the request regarding any other applicable ordinance, regulation or requirement.
This decision is made, signed, and entered into the file this 22nd day in July of 1999.

byan appeal fee, is filed with the City Clerk within 10 davs of the date of the signing of this decision or
unless members of the City Council shalt request to review this decision within said 10 days.
