REQUEST: Waiver of the following to construct additions to an attached garage and residence in the
RS-7200 "Residential, Single-Family" zone:
Sections 18.12.080.010.0103 - Minimum side vans setback.
and 18.26.063.020 5( feet required from the south property line;
4 feet proposed)
DETERMINATION OF THE ZONING ADMINISTRATOR
.Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced
Administrative Adjustment, and subject petition having been duly noticed and no written objections having
been received, I do hereby find, pursuant to Section 18.12.080:
1. That the request is hereby granted in accordance with Subsection 18.12.080.010.0103 of the
Anaheim Municipal Code which permits waiver of minimum side yard setbacks in connection with
administrative adjustments when the maximum deviation is 20°k from the Zoning Code
requirement (20°~ proposed); and that this particular setback is along the Ball Road side of a
single-family residence which is at the end of a cul-de-sac. and which, because of the cult-de-sac,
has a large front yard with more than 40 feet of the front yard siding onto Ball Road.
2. .That no written opposition was received during-the required 10-day notification period which
ended on November 17, 1999 at 5:00 P.M.
Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No.
175, subject to the following conditions:
1. That within a period of two (2) years from the date of this decision or prior to final building and
.zoning inspections, whichever occurs first, subject;-property shall be developed substantially in
accordance with plans and specifications submitted to the City of Anaheim by the petitioner and
which plans are on file with the Planning Department marked Exhibit Nos. 1 and 2. Extensions
for further time to complete this condition may be granted in accordance with Section 18.03.090
of the Anaheim Municipal Code.
2. That approval of this application constitutes approval of the proposed request only to the extent
that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and
Federal regulations. Approval does not inGude any action or findings as to compliance or
...approval of the request regarciing any other applicable ordinance, regulation or requirement.
