HEARING DATE: April 20, 2000
OPPOSITION: No one indicated their presence at the public hearing in opposition to the proposal and
no correspondence in opposition was received.
REQUEST: To establish a 2-lot commercial subdivision for an existing medical office complex in the
CL (Commercial, Limited) Zone.
Having been appointed Zoning Administrator by the Planning Director, pursuant to Anaheim Muniapal
Code Section 18.12.040, to decide the above-referenced petition and a public hearing having been duly
noticed for and held on the date set forth above, I do hereby find:
That the proposed parcel map is consistent with the Anaheim General Plan.
2. That the design and/or improvement of the proposed subdivision is consistent with the General
Plan.
3. That the design of the subdivision or the proposed improvements are not likely to cause
substantial environmental damage or substantially and avoidably injure fish or wildlife or their
habitat.
4. That the design of the subdivision or the type of improvements are not likely to cause serious
public health problems.
5. That the design of the subdivision or the type of improvements will not conflict with easements,
acquired by the public at large, for access through or use of the property within the proposed
subdivision.
Based on the evidence and testimony presented to me, I do hereby deterrnine to approve Tentative
Parcel Map No. 92-163, subject to the following conditions:
1. That trash storage areas shall be refurbished to the satisfaction of the Public Works Department,
Streets and Sanitation Division, to comply with approved plans on file with said Department.
2. That the property owner shall provide the City of Anaheim Public Utilities Department, Electrical
Engineering Division, with a public utilities easement for a future underground conversion PMH
switch, to be determined as electrical design is completed.

3. That an unsubordinated restricted covenant providing reriprocal access and parking, approved by
the City Traffic and Transportation Manager and Zoning Division and in a form satisfactory to the
City Attorney, shall be recorded with the Office of the Orange County Recorder. A copy of the
recorded covenant shall then be submitted to the Zoning Division. In addition, provisions shall be
made in the covenant to guarantee that the entire complex shall be managed and maintained as
one (1) integral parcel for purposes of parking, vehicular rirculation, signage, maintenance, land
usage and architectural control, and that the covenant shall be referenced in all deeds transferring
all or any part of the interest in the property.
The existing freestanding sign may be retained but a second freestanding sign shall not be
installed. It the existing freestanding sign is removed, the replacement freestanding sign shall
comply with the appropriate Zoning Code standards and with the provisions of the covenant.
4. That all existing water services shall conform to current Water Utility standards. Any existing water
services that are not approved by the Water Utility for continued use shall be upgraded to current
standards, or abandoned by the developer. If the existing services are no longer needed, they
shall be abandoned by the developer.
5. That subject property shall be developed substantially in accordance with plans and sperifications
submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning
Department marked Exhibit No.1, and as conditioned herein.
6. That prior to final parcel map approval, Condition Nos. 1, 2, 3 and 4, above-mentioned, shall be
complied with.
7. That approval of this application constitutes approval of the proposed request only to the extent that
it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and
Federal regulations. Approval does not include any action or findings as to compliance or approval
of the request regarding any other applicable ordinance, regulation or requirement.

NOTICE: This decision shall become final unless an appeal to the City Counril, in writing, accompanied
by an appeal fee, is filed with the City Clerk within 10 days of the date of the signing of this decision or
unless members of the City Council shall request to review this decision within said 10 days.
