DETERMINATION OF THE ZONING ADMINISTRATOR
Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced
Administrative Adjustment, and subject petition having been duly noticed and no written objections having
been received, I do hereby find, pursuant to Section 18.12.080:
1. That the request is hereby granted in accordance with Subsection 18.12.080.015 of the
Anaheim Municipal Code which permits waiver of maximum fence height in the required setback of a
single family residence in connection with an administrative adjustment.
2. That no written opposition was received during the required 10-day notification period.
3. That this proposal consists of a wrought iron and brick pilaster fence to be constructed in the
required front yard setback facing East Street, a secondary arterial highway; and that a 5.5-foot high
fence is permitted in the side yard along Wilhelmina Street.
4. That the applicant submitted photographs of nearby single family corner lots in the area
having similar combination wrought iron and masonry wall fences along both street frontages (side and
front yards).
Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No.
2000-00200, subject to the following conditions:
1. That within a period of one (1) year from the date of this decision, subject property shall be
developed substantially in accordance with plans and specifications submitted to the City of
Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit
Nos. 1 and 2, and as conditioned herein. Extensions for further time to complete this condition may
be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code.

2. (a) That the proposed fence shall not be constructed in the uRimate right-of--way along East
Street; and
(b) That prior to issuance of a permit by the Building Division, Traffic Engineering staff shall
review the proposed fence height on both sides of the driveway to verify that appropriate
lines-of-sight-are maintained between vehicles exiting the driveway, and pedestrian and
vehicle traffic along the sidewalk and Wilhelmina Street.
3. That the appropriate permits shall be obtained from the Building Division.
4. That approval of this application constitutes approval of the proposed request only to the extent that
it complies with the Anaheim Munidpal Zoning Code and any other applicable City, State and
Federal regulations. Approval does not include any action or findings as to compliance or approval
of the request regan-iing any other applicable oniinance, regulation or requirement.
