Bridgewood Drive DATE NOTICES MAILED: January 11, 2002 REQUEST: Waiver of the following to construct a new 2-story single family residence with aside-on attached garage front yard encroachment on a vacant lot in the Specific Plan 87-1, Development Area 1 (SC) (The Highlands Specific Plan; Scenic Corridor Overlay) Zone. SECTION NOS. 18.70.060 AND - Minimum front vard setback. 18.26.063.011 (25 feet required; 20 feet proposed) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and subject petition having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: That the request is hereby granted in accordance with Subsection 18.12.080. of the Anaheim Municipal Code which permits waiver of minimum front yard setback in connection with administrative adjustment if the deviation is not more than 20%. 2. That no written opposition was received (one letter in support was received) during the required 10-day notification period which ended on January 23, 2002 at 5:00 p.m. CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDINGS: An Administrative Adjustment is a non- discretionaryministerial action which does not require an environmental review and is, therefore, not subject to the provisions of California Environmental Quality Act (CEQA). Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No. 2001-00217, subject to the following conditions: 1. That subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1, 2, 3, 4, and 5. 2. That prior to commencement of the activity authorized by this decision, or within a period of one (1) year from the date of this decision, whichever occurs first, Condition No. 1,above-mentioned, shall be complied with. Extensions for further time to complete said conditions may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 3. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal Adj2001-00217.doc -1 of 2 - ZA 2002-06 regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement.
