REQUEST:. Petitioner. requests waiver of the.following to construct a living room addition to the rear
of an existing single-family residence in the RS-5000 (Residential, Single-Family) Zone.

Having been appointed Zoning Administrator by the Planning Director, pursuant to Anaheim Municipal
Code Section 18.12.040, to decide the above-referenced petition and a public hearing having been duly
noticed for and held on the date set forth above, I do hereby find:
1. .That the waiver of maximum lot coverage is hereby approved on the basis that there are
special circumstances supporting this request due to the minima! living room/family. room sizes in the
dwellings in this neighborhood; and that the existing 1,786 sq.ft. single-story dwelling consists of
3 bedrooms with allying/dining area, kitchen, .laundry room, bathrooms and 2-car garage.
2. That str'sct application of the Zoning Code would deprive the property of privileges enjoyed by
other dwellings its the surrounding RS-5000 Zone neighborhood because similar Ivt coverage waivers
have been approved for 6 lots in the same residential tract
3. That, other than the requested waivers both the front and proposed rear setbacks (20'h to 26-
footdeep front yard and 11'/~ to 30-foot deep rear yard) exceed the minimum 10 feet permitted by the
Zoning Code; and that the proposed private outdoor recreation space in the back. yard (1,037 sq.ft.) will
be twice as large as the minimum required by Code (500 sq.ft.) for this lot.
Based on the evidence and testimony presented to me,1 do hereby determine to approve Variance No.
2002-04498, subject to the fo0owing conditions:
1. That subject property shall be developed substantially in accordance with plans and specifications
submitted to the City of Anaheim Ely the petitioner and which plans are on file with the Planning
Department marked Exhibit Nos. 1, 2 and 3.
2. - That building permits shall be obtained for the proposal within a period of one (1) year from the date
of this decision. Extensions for further time #o complete this condition may be granted in
accordance with Section 18.03.090 of the Anaheim MunicipaLCode.

3. That approval of this application constitutes.approval of the proposed request only to the extent that
it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and
Federal regulations.. Approval does not include any action or fntlings as to compliance or approval
of the request regarding any other applicable ordinance, regulation or requirement.

comply with the conditions of approval
At the meeting of May 2, 2002, Annika M. Santalahti, Zoning Administrator, considered your request for a
one-year time extension for Administrative Adjustment No. 2000-00207 in order to comply with the
conditions of approval for apreviously-approved waiver of minimum floor area ratio to construct a 48,000
square foot mezzanine within an existing warehouse building located on property at 3320 East Miraloma
Avenue. She granted the time extension, which will expire on January 16, 2003.
