DETERMINATION OF THE ZONlNG.ADMINISTRATOR
Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced
Administrative Adjustment, and subject petition having been duly noticed and no written objectionshaving
been received, I do hereby find, pursuant to Section 18.12.080:
1. That the Anaheim Municipal Code permits waivers of minimum side yard setbacks in
connection with Administrative Adjustments if the deviation from the Code requirement does not exceed:.:..
20% and if no one submits a written objection during the 10-day public notification period.
2. That the proposed setback (4 feet) is 20% shallower than the requirement (5 feet) and no
written opposition-was received during the notification period which ended on November 13, 2002.
3. That the proposal is compatible with residei-tial development in the surrounding area
because the proposed garage is set back 25 feetfrom the street which is similar to existing setbacks.for
other houses and garages, including the existing house at 325 East Wilhelmina Street.
4. That in addition to the proposed construction of a two-car garage for the existing house at
325 East Wilhelmina Street, a second improvement will consist of replacing an existing one-car garage
for the other house on the same property (addressed at 325'/ East Wilhelmina Streef).
CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDINGS: That the Planning Director or. his
authorized representative has determined that the proposed project is Categorically .Exempt (Class 1); as
defined in the State of California Environmental Quality Act Guidelines, from the requirement to prepare
an Environmental Impact Report.
Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No.
2002-00229, subject to the following conditions:
1. That subject property shall be developed substantially in accordance with plans and specifications
submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning
,Department marked Exhibit Nos. 1, 2 and 3.

2: That within a period of one (1) year from the date of this decision, the appropriate permit(s) for
construction of.the proposed two-car garage shall be obtained from the Building Division. Extensions
for further time to complete this condition may b~e granted in accordance with Section 18.03.090 of the
Anaheim Municipal Code. .
3. That approval of this application constitutes approval of the proposed request only to the extent that it
complies with the Anaheim Municipal Zoning Code and.any other applicable City, State and.Federai
regulations.. Approval does not include any action .or findings as to compliance or approval of the
request`regarding any other-appiicable.ordinance; regulation or.requirement. - - -
