Sections 18.06:050.010.011 - .Minimum number of parking spaces. 18.12.060.110 {6 spaces required for houses having b bedrooms or more, including and 18.26.066.010 3 spaces in a aaraae; 6 spaces including 2 spaces in a garaae proposed for a house at 1806 West Crone Avenue (Lot `A') with 6 proposed bedrooms, and.for a, . house at 1810 West Crone Avenue (Lot `B') with 5 proposed bedrooms) :... Having been appointed zoning Administrator by the Planning Director, pursuant fo Anaheim Municipal _y . :. _ -, Code Section 18.12.040, to decide the above-referenced petition and a pubtic hearing having been duly noticed for and held on the date set forth above,) do hereby find: 1. That in December 2001, the parking requirement for houses having 5 or more bedrooms was increased to 6 spaces including at least 3 spaces in.a garage; that the 3 open spaces in the driveway are permitted to be in tandem to the garage spaces and Located within the required front setback; and that said requirements assume a 3-car garage which faces the street and a 3-car wide driveway. between the garage door and the street. 2. That the existing conditions on both lots-consist of "L"-shaped driveways with garage entrances perpendicular to Crone Avenue, and 44-foot long driveways which have curb cuts that are about 1 ~ feet wide at the front property line and widen to about 36 feet in front of the garage doors; and that, therefore; there space for at feast 4 cars to parkin each driveway in compliance with the over-all required . on-site parking for 5 and 6 bedroom houses; and that both driveway configurations are illustrated in the photographs in the Staff Report to the Zoning Administrator dated November 14, 2002. 3. That the waiver of minimum number of parking. spaces to permit 2-car garages instead of requiring 3-car garages for two houses (which are being expanded to 5 and 6 bedrooms) is hereby approved on the basis. that each lot has space for at least 4 cars in each driveway thereby complying with - the over:ail parking requirement of 6 spaces .for each house; and, further, that the applicants submitted a V2002-04536.doc - -1 of 3- ZA 2002-42 :.,. 5. That this variance will not increase the demand and competition for parking spaces upon the public streets in the immediate vicinity of the proposed use because the overall number of parking spaces required by Code.will be provided. 6.. That this variance will not cause fewer off-street parking spaces to be provided for the approved use than the number of such, spaces necessary to accommodate aQ vehicles attributable to such use under the normal and reasonably foreseeable conditions of operation of the use, not will this . variance increase the demand and competition for parking spaces upon adjacent. priva#e property in the' immediate vicinity of the proposed use (which property is not expressly provided as parking for the approved use under an agreement incompliance with Section 18.06.01.0.020 of the Anaheim Municipal Code) because off-street parking spaces are available on the subject lots in compliance with the over-ail number of spaces required by Code. 7. That this variance wilt not impede vehicular ingress to or egress from adjacent properties upon the public streets in the immediate vicinity of the proposed use. 8. That this variance will not be detrimental to the peace, health, safety or general welfare of "- thecitizens ofthe City of Anaheim. Based on the evidence and testimony presented to me, I do hereby determine to approve Variance No. 2002-04536, subject to the following conditions: 1. That the subject property. shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioners and which plans are on file with the Planning .Department marked Exhibit Nos. 1, 2 and 3 (Lot'A' at 1806 West Crone Avenue); and Exhibit Nos. 4, 5 and 6 (Lot `B' at 1810 West Crone Avenue). __. . 2.~ That within a period of one (1) year from the date of this decision, the appropriate permits shall be obtained from the Building Division for the proposed bedroom additions. Extensions .for further time to complete this condition may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 3. That approval. of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement.
