DETERMINATION OF THE ZONING ADMINISTRATOR
Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced
Administrative Adjustment, and subject petition. having been duty noticed and no written objections having been
received, I do hereby find, pursuant tp Section 18.12.080:
1. That this request is hereby granted in accordance with Section 18.12.080 of the Anaheim Municipal ,
Code which permits waivers of minimum rear yard setbacks in connection with administrative adjustments if the
deviation from the Zoning Code requirement does not exceed 20% and if no written objections to such a petition
are received during a 10-day notifica#ion period.
2. That this property is zoned RS-10,000 (Residential, Single-Family) with a.minimum required rear
yard setback equivalent to 25% of the lot depth; and that the property has a depth of 90 feet and; therefore, the
required rear yard setback 22%:feet.
3. That the proposed deviation.(4%Z feet) from the Code requirement (22% feet) is 20% less than the
Code requirement; and that no written objections were received during the required 10-day noti5cation period
which ended on Tuesday, November 26, 2002 at 5:00 p.m.
4. That the portion of the proposed addition which encroaches into the required rear yard amounts to
only 104 sq.ft.; and that equivalent private outdoor recreationaVieisure area is avaifabte elsewhere'on the .
property because the side yards {ranging from 12 #0 20 feet wide) are signif;cantly wider than required by Code
(8 feet).
Based ~on the evidence presented to me, i do hereby determine to grant Administrative Adjustment No. 2002-
00230, subject to .the fotiowing conditions:
i.. That within a period of one (1) year from the date of this decision, the appropriate permits shalt. have. been
obtained from the Building Division for the proposed addition. Extensions for further time to complete said
conditions maybe .granted iri accordance with. Section 18.03>090 of the Anaheim Municipal Code.. .

2. That subject property shalt 6e developed subsfantially in accordance with plans and specifications submitted
to the City of Anaheim by the petitioner and which plans are on. file with the Planning Department marked
Exhibit Nos. 1 and 2.
3. ThaEapproval of th'ss application constitutes approval of the proposed request only to the extent that it
complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal
regulations. Approval does not include any action or findings as to compliance orapprovai of the~request
regarding any other applicable ordinance, regulation or requirement:
