LOCATION: 1575 West Elm Avenue - A 5,866 sq.ft. lot having a frontage of 53 feet on the north
side of Elm Street and located 575 feet west of the centerline of Gilmar Street.

REQUEST: Waiver of the following to construct a new bedroom, bathroom and office addition to
an existing 2-story single-family residence in the RS-5000 (Residential, Single-Family)
Zone:

and 18.27.062.030 (35% permitted; 38.5% proposed)
DETERMINATION OF THE ZONING ADMINISTRATOR
Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced
Administrative Adjustment, and subject petition having been duly noticed and no written objections having
been received, I do hereby find, pursuant to Section 18.12.080:
1. That the request is hereby granted in accordance with Subsection 18.12.080
(Administrative Adjustments) of the Anaheim Municipal Code which permits waiver of maximum lot
coverage in connection with administrative adjustments if the deviation from the Code requirement does
not exceed 10% and no written opposition is received during the 10-day notification period; and
2. That the proposed lot coverage is 10% greater than permitted by Code and no written
opposition was received during the 10-day notification period which ended on Monday, November 24,
2003.
Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No.
2003-00254, subject to the following conditions:
That prior to final building and zoning inspections or within a period of two (2) years from the date of
this Decision, whichever occurs first, subject property shall be developed substantially in accordance
with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are
on file with the Planning Department marked Exhibit Nos. 1 and 2, including that the maximum
number of bedrooms shall comply with subsection 18.27.062.030 (Coverage and Open Space
Requirements) of Section 18.27.062 (Structural Height and Area Requirements) of the Anaheim
Municipal Code pertaining to maximum permitted number of bedrooms relative to required lot size in
the RS-5000 (Residential, Single-Family) Zone, as it may be amended from time to time. Extensions
for further time to complete this condition may be granted in accordance with Section 18.03.090
(Time Limits for Amendments, Conditional Use Permits, Administrative Use Permits, Variances and
Administrative Adjustments).
2. That approval of this application constitutes approval of the proposed request only to the extent that
it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and
Federal regulations. Approval does not include any action or findings as to compliance or approval
of the request regarding any other applicable ordinance, regulation or requirement.

NOTICE: This decision shall become final unless an appeal to the City Council, in writing, accompanied
by an appeal fee, is filed with the City Clerk within 15 days of the date of the signing of this decision or
unless members of the City Council shall request to review this decision within said 15 days.
