LOCATION: 5200 East La Palma Avenue: Property consisting of 15.17 acres with a frontage of
901 feet on the south side of La Palma Avenue and a maximum depth of 809 feet, and
being located 426 feet east of the centerline of Kellogg Avenue.
CEQA STATUS: CEQA Categorical Exemption, Class 1
HEARING DATE: April 28, 2005
REQUEST: Waiver of the following construct a new wall sign for an industrial business in
Development Area 2 (Expanded Industrial Area) of the Northeast Area Specific Plan
No. SP94-1:
Sections 18.44.110.010.0103 - Maximum letter height.
18.74.040.020.0214 (24-inch letter height permitted for one to three
and 18.120.070.120 story buildings;
36 to 60 inches proposed letter height)
DETERMINATION OF THE ZONING ADMINISTRATOR
Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced
waiver, and subject petition having been duly noticed and no written objections having been received, I do
hereby find, pursuant to Section 18.74.060 (Findings):
1. That there are special circumstances applicable to the property consisting of the
exceptionally long street frontage along La Palma Avenue (901 feet) and the exceptionally long building
frontage, which do not apply to other identically zoned properties in the vicinity.
2. That strict application of the Zoning Code would deprive the property of privileges enjoyed
by other properties under identical zoning classification in the vicinity.
3. That the proposed letter height for the sign, which is in scale to the building length and
height as illustrated on the photographic simulation of the proposed wall sign marked Exhibit No. 2
(Exhibit No. 3 illustrates the letter height of a sign that would comply with the Zoning Code), will not have
an adverse impact on neighboring properties since the sign meets all other sign criteria except for letter
height and will be compatible with other existing signs on adjacent properties.
Based on the evidence presented to me, I do hereby determine to grant Variance No. 2005-04648,
subject to the following conditions:
That all on-site signage shall be maintained in `like-new' condition at all times.

2. That the subject property shall be developed substantially in accordance with plans and
specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the
Planning Department marked Exhibit Nos. 1 (site plan) and 2 (photographic simulation and sign
specifications); and which plans illustrate the proposed wall sign as consisting of a logo and two
words (`Control' and 'Air').
That within a period of one (1) year from the date of this Decision, the appropriate permits shall be
obtained from the Building Division for the proposed wall sign. Extensions for further time to
complete this condition may be granted in accordance Section 18.60.170 (Extension of Time to
Comply with Conditions of Approval) of the Anaheim Municipal Code.
4. That approval of this application constitutes approval of the proposed request only to the extent that
it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and
Federal regulations. Approval does not include any action or findings as to compliance or approval
of the request regarding any other applicable ordinance, regulation or requirement.

NOTICE: This decision shall become final unless an appeal to the City Council, in writing, accompanied
by an appeal fee, is filed with the City Clerk within 15 days from the date of the signing of this decision or
unless members of the City Council shall request to review this decision within 12 days from the date of
the signing.
