Public hearing was held August 18, 1959 and continued to September 1
and September 29, 1959, at which time said hearing was closed dnd action by the
City Council deferred to this datee
Mr. Murdoch submitted the report of the Traffic Engineer, relative to
traffic study made on Citron Street, indicating the total traffic anticipated
when completely developed, to be less than the normal capacity of this str8et,
even during peak hours.
TENTATIVE MAP - TRACT NO. 3492: Subdivider, Associates Funding, lnco, tract
located on South Citron Street, north of Tract No. 1886, and contains 20 pro-
posed R-3 lots (Reclassification No. F-59-60-3)
By mutual consent, action by the City Council on this tract was
deferred from the meeting of September 29, 1959, for the purpose of possible
redesigning of the street pattern.
Tentative map, indicating revision of the street pattern was presented
and reviewed by the City Council.

Mr. Shipkey addressed the Council, requesting permission to reduce the
size of Lot 10 located at the east end of the tract adjacent to the proposed
street running northerly, for better street design and development of the pro-
perty to the north.
Mr. Gene Severs addressed the Council, opposing further R-3 development,
calling attention to the traffic and drainage problems in the area.
It was explained to Mr. Shipkey that to reduce the lot size, as rE'-
quested, would necessitate securing a variance.
REVISED TENTATIVE MAP - TRACT NO. 3492:.. Councilman Pearson moved
that the revised tentative map, Tract No. 3492, as presented, be approved.
Councilman Thompson seconded the motion. MOTION CARRIED.
RESOLUTION NO. 5541: (Reclassification No. F-59-60-3) Councilman Coons offered
Resolution No. 5541 and moved for its passage and adoption, authorizing pre-
paration of necessary ordinance, changing the zone, as requested, subj ct to the
conditions of the City Planning Commission, and further sect to the paymen
of $25.00 per dwelling unit to the Park and Recreation Fund, at the timE' of

The City Planning Commissio~, pursuant to their Resolution No. 39,
Series 1959-60, recommended said reclassification, subject to thQ following
conditions:
1 That building plans be presented to the City Council for review and

20 Dedicate said 60 foot street easterly from Stinson Street.
3. Prepare stre@t improvem~nt plans and install all improvements in

The planning study indicating street patterns was presented and reviewed
by the City Council and Mra Bennett.
Mr. Murdoch explained that the three problems involved, that of
drainage, sewer and access, could be taken care of with this pattern of development.
The recommendations of the City Planning Commission were read.
R~SOLUTION NO. 5542: Councilman Pearson offered Resolution No. 5542 and moved
f or its passage and adoption, authorizing the preparation of necessary ordinance,
changing the zone as requested, subject to the recommendations of the City Planning
Commission, with the following amendment to Condition No~ 3: "Prepare street
improvement plans and install all improvements in accordance with approved standard
plans on file in the office of the City Engineer, on Stinson Street, and also the
20 foot alley on the south boundary of the propertyo" Further, subject to the
payment of $25.00 per dwelling unit to the Park and Recreation Fund, to be paid

Mr. Davidson addressed the Council, urging approval of the map as
presented; that they be allowed to develop this property as a self-contained
high-class R-l subdivision. He called attention to the 2ltern2te plan which
had been prepared by the Planning Department, showing how the additional
streets in this area could be installed without extending through this sub-
divisiona
The alternate plan of development was presented and reviewed by
the City Council~
Councilman Fry moved that Tentative M2p, Tract No. 3562, be approved,
subject to the recommendations of the City Planning Commission, and further,
in accordance with the verbal agreement made by Mr. Davidson, that the minimum
liveable house size in thG tract be not less than 1500 square feet.
Councilman Thompson seconded the motion. MOTION CARRIED.
PUBLIC HEARING - RECLASSIFICATION NO. F-59-60-23: Instituted by the City

street, and further subject to the following conditions:

Councilman Coons moved that it be the finding of the City Council, t~ t
