A RESOLUTltN OF THE CITY COUNCIL OF THE
CITY OF AN ElM FINDING AND DETERMINING
THAT TITLE! 18 OF THE ANAHEIM MUNICIPAL
CODE RELAT:NG TO ZONING SHOULD BE AMENDED
AND THAT T E BOUNDARIES OF CERTAIN ZONES
SHOULD BE HANGED.
WHEREAS, t~e City Planning Commission of the City of
Anaheim did hold a p~blic hearing in Reclassification Proceed-
ings No. 70-71-12' to consider an amendment to
Title 18 of the Anah~im Municipal Code relating to zoning, and
to consider a changeiin the boundaries of the zone or zones
hereinafter mentione~ and described, and at said hearing did
receive evidence and'reports from persons interested therein
and from its staff; .nd
WHEREAS, w~thin a period of forty days following said
hearing the Planning! Commission did duly adopt a resolution
containing a report ~f its findings, a summary of the evidence
presented at said he~ing, and a recommendation that the pro-
posed amendment be a~opted by the City Council and that a
certain zone or zonea be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of ~indings and recommendation of the City
Planning Commission the City Council did fix the 8th day
of December , l~ 70 as the time, and the City Council
Chambers in the City Hall of the City of Anaheim as the place
for a public hearing! upon said proposed amendment to Title 18
of the Anaheim Munic~pal Code, and the exclusion of said
property, hereinafte~ described, from the zone or zones in
which it is now situ~ted and the incorporation thereof in the
zone or zones herein~fter set forth, and did give notice there-
of in the manner and form as provided in said Title 18 of the
Anaheim Municipal C~e; and
WHEREAS, a~ the time and place fixed for said public
hearing the City Cou~cil did hold and conduct such public
hearing and did give all persons interested therein an oppor-
tunity to be heard, and did receive evidence and reports, and
did thereupon consid~r the summary of evidence presented at
said public hearing before the Planning Commission, its report
of findings and recqmmendation; and
WHEREAS, ~e City Council does find and determine
that the amendment tP Title 18 of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded f1rom the zone or zones in which it is now
situated and incorpQrated in the zone or zones as hereinafter
set forth.
NOW, THE~FORE, BE IT RESOLVED by the City Counci 1
of the City of Anah~im that Title 18 of the Anaheim Municipal
Code be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County
of oranqe, State of California, to wit:

That portion of Lot 4 of South P1acentia Tract No. 2 in the
City of Anahe~, County of Orange, state of California, as
per map record$d in Book 5, page 42 of Miscellaneous Maps, in
the Office of the County Recorder of said County, described
as follows:
Beginning at a point in the north line of the parcel of land
described in p*rce1 1 of the deed to W. L. Morris et ux dated
April ll, 1940t and recorded in Book 1039, page 285, of
Official Recor~s, distant thereon 445 feet easterly from the
intersection of said line, or the extension thereof, with the
center line of Cypress Avenue and running thence easterly along
said south lin~ 210 feet; thence southerly parallel with the
west line of s.id Lot 4 to the southeasterly line of said parcel
of land convey$d to ~~orris; thence southwesterly along said
southeasterly ~ine to a line extending southerly parallel with
the west line ~f said Lot 4 from the point of beginning; thence
northerly alonf said parallel line to the point of beginning.

MULTIPLE-FAMILY RESIDENTIAL ZONE, upon the following conditions:
1. That the O'Nners of subject property shall deed to the
City of ~aheim a strip of land 45 feet in width from
the cent~rline of the street along Placentia Avenue,
for stre~t widening purposes.
2. That all engineering requirements of the City of Anaheim
along Pl~centia Avenue, including preparation of improve-
ment plaps and installation of all improvements, such
as curbs and gutters, sidewalks, street grading and
paving, arainage facilities, or other appurtenant work
shall be complied with as required by the City Engineer
and in apcordance with standard plans and specifications
on file ~n the Office of the City Engineer; that street
lighting facilities along Placentia Avenue shall be
installe~ as required by the Director of Public utilities
and in accordance with standard plans and specifications
on file in the Office of the Director of Public utili-
ties, an~ that a bond in an amount and form satisfactory
to the City of Anaheim shall be posted with the City to
guarantee the installation of the above-mentioned
requirements.
3. That the owners of subject property shall pay to the
City of Anaheim the sum of 15 cents per front foot
along Placentia Avenue, for tree planting purposes.
4. That ve~cular access rights except at approved access
points shall be dedicated to the City of Anaheim.
5. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire
Department.
6. That tr~sh storage areas shall be provided in accordance
with apgroved plans on file with the Office of the
Director of Public Works.
7. That suqject property shall be served by underground
utilities.

That the! owners of subject property shall pay to the
City of ~aheim the appropriate park and recreation in-
lieu fee~ as determined to be appropriate by the City
Council.
That all air-conditioning facilities shall be properly
shieldedlfrom view, and the sound buffered from adjacent
resident~al uses.
That dra~nage shall be disposed of in a manner satis-
factory ~o the City Engineer.
Prior tol the introduction of an ordinance rezoning sub-
ject pro~erty, Conditions Nos. 1, 2 and 3, above men-
tioned, shall be completed. The provisions or rights
granted ~y this resolution shall become null and void
by actio~ of the City Council unless said conditions
are compP.ied with within 180 days or such further time
as the C~ty Council may grant.
That Con~itions Nos. 4, 5, 6,7, 9, and 10, above
mentione~, shall be complied with prior to final building
and zoni~g inspections.
BE IT FU~THER RESOLVED that the City Attorney be, and
he is hereby autho~ized and directed to prepare and submit to
the City Council ap ordinance amending Title 18 of the Anaheim
Municipal Code to ~ccomplish the objects herein found and
determined to be n~cessary and proper.
