RESOLUTION NO. 70R-433
A RESOLUTtON OF THE CITY COUNCIL OF THE CITY OF
ANAHEIM ~fROVING STREET ACCESS AND VEHICULAR
CIRCULATIt>~ FOR THE AREA BOUNDED BY CROWTHER AND
ORANGETHO!U?E AVENUES BETWEEN KRAEMER BOULEVARD
AND THE ctt,ry LIMITS WESTERLY FROM KRAEMER
BOULEVARD (EXHIBIT "A").
WHEREAS ,the City Planning Conunission of the City of
Anaheim did hold a piUblic hearing to consider Area Development
Plan No. 106 encomp~ssing an area more particularly hereinafter
described, and ats~id hearing did receive evidence and reports
from persons intere$ted therein and from its staff; and
WHEREAS, within a period of forty (40) days following
the hearing thereon" the City Planning Commission did duly announce
a formal resolution, its findings of facts and declare its opinions
and reasons for recqrnmending approval of Area Development Plan
No. 106 (Exhibit "Ai"); and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City
Planning conunission, the City Council did fix the 25th day of
August, 1970, as tbe time, and the City Council Chamber in the
City Hall in the City of Anaheim as the place for a public hearing
upon said Area Development Plan No. 106, and did continue said
hearing to the 8th day of September, 1970, to enable other property
owners affected thereby to attend; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hearing
and did give all parsons interested therein an opportunity to be
heard and did receive evidence and reports and did thereupon con-
sider the summary of evidence presented at said public hearing
before the Planning Commission, its report of findings and recom-
mendations; and
WHEREAS, . the City Council does find and determine that
Area Development plan No. 106 should be approved as recommended
by the City Plannin! Commission, subject to certain conditions.
NOW, THEUFORE, BE IT RESOLVED by the City Council of the
City of Anaheim th~t Area Development Plan No. 106 (Exhibit "A")
encompassing the f~llowing described area in the City of Anaheim,
County of Orange, state of California:
An area bound.d by Crowther and Orangethorpe Avenues
between Kraem$r Boulevard and the city limits westerly
fram Kraemer 80ulevard approximately 1,500 feet.
be, and the same is hereby approved, subject to the following con-
ditions:
1. That the owner of subject property within the study area
shall conditionally grant in fee to the City of Anaheim
a one-fopt holding strip immediately adjacent to the
Placentia city boundary from the easterly terminus of
KensingtQn Avenue to Crowther Avenue as depicted on
Area Development Plan No. 106, Exhibit A, adopted by the
City Council; the condition of said grant to be
development of the adjacent property in the City of
Placentia for industrial uses.

That a predetermined price for the one-foot holding
strip shall be calculated to reflect the actual costs
of land and a proportionate share of underground
utilities and street improvements, and an offer of
dedication for street and highway purposes of the one-
foot strip shall be made by the property owner to the
City of AQ4heim, submitted, approved and recorded prior
to final building inspection. Said offer of dedication
shall be affective only in the event of the development
of the adjacent property in the City of Placentia for
other than industrial uses.

3. That the owners of property within the study area shall
grant an easement deed for road and utility purposes to
the City of Anaheim sufficient land to provide a 49-foot
wide street beginning at the easterly terminus of
Kensington Avenue and extending easterly approximately
200 feet wltlere it would knuckle and transition into a
56-foot wide street that would proceed northerly, paral-
leling the City boundary, to Crowther as depicted on
Area Development Plan No. 106, Exhibit A, adopted by the
City Coun~ili said 49-foot width being the southerly
49 feet of the northerly 50 feet lying immediately east
of the present easterly terminus of Kensington Avenue
and adjacent to the Placentia city boundarYi and said
56-foot width being the easterly 56 feet of the westerly
57 feet lying immediately adjacent to the Placentia city
boundary south of Crowther Avenue.
4. That trees shall be planted and maintained along both
sides of said local streets, in accordance with the City
of Anaheim standard street plans.
5. The conditional dedication set forth in Condition I
above, ani the offer of dedication set forth in Condition
2 above, shall expire at the end of twenty years unless
they have been acted upon prior to that time.
THE FOREGOING RESOLUTION is approved and signed by me
