A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
ANAHEIM GRANTING VARIANCE NO. 2183.

Anaheim did receive a petition for zoning variance from
Dominic C. Etchandy, Ana.heim, owner of certain real property
situated in the City of Anaheim, County of Orange, State of
California, described as follows:
All that certain land situated in the State of California,
County of Orange, described as follows:
The Northwest quarter of the Southeast quarter of Section
14, Township 4 South, Range 11 West, San Bernardino Base
and Meridian, in the Rancho Los Coyotes, City of Anaheim,
in the office of the County Recorder of said County.
EXCEPTING THEREFROM that portion described as follows:
Beginning at the Southwest corner of said Northwest quarter
of the Southeast quarter of said Section, running thence
North along the West line of said Northwest quarter of the
Southeast quarter of said Section 503 feet to the true
point of beginning; thence North along said West line 148
feet; thence East parallel to the South line of said North-
west quarter of the Southeast quarter of said Section 148
feet; thence South parallel to said West line 148 feet;
thence West parallel to said South line 148 feet to the
point of beginning.
ALSO EXCEPTING THEREFROM that portion described as follows:
Beginning at a point on the West line of the Northwest
quarter of the Southeast quarter of Section 14, Township
4 South, Ra.nge 11 \^Jest, San Berna.rdino Base and Meridian,
said point being located South 00 16' 25" East 986.25 feet
from the Northwest corner of the Northwest quarter of the
Southeast quarter of Section 14, Township 4 South, Range 11
\'Jest, San Bernardino Base and Meridian; thence North 890
43' 35" East 1325.13 feet more or less to the East line of
said Northwest quarter of the Southeast quarter; thence
South 00 20' 25" East, along the East line of said North-
west quarter 360.40 feet to the Southeast corner of said
Northwest quarter; thence South 890 36' 50" West along the
South line of said Northwest quarter 1325.57 feet to the
Southwest corner o~ said Northwest quarter; thence North

ALSO EXCEPTING THEREFROM that portion described as follows:
Beginning at the Northeast corner of the Northwest quarter

east Quarter to the point of intersection with the North
line of that parcel of land conveyed by Deed No. 89142,

ALSO EXCEPTING THEREFROM that portion described as follows:
Beginning at a point on the west line of the Northwest

east quarter of said Section 14, said point being the
Southwesterly corner of the land described in a deed to
Robert D. Etchandy and wife, recorded on May 11, 1954, in
book 2725, page 9 of Official Records of said County; thence
North 890 36' 59" East 1324.36 feet along the Southerly
line and Easterly prolongation thereof of said land of
Etchandy, to the East line of the Northwest quarter of the
Southeast quarter of said Section 14; thence South 00
16' 54" East 142.61 feet to the Northeasterly corner of
land described in a deed to Don Shozi, et aI, recorded on
March 2, 1950, in book 1977, page 391 of Official Records
of Orange County, California; thence South 890 43' 35" West
1324.38 feet along the Northerly line of said land of Shozi
to the West line of the Northwest quarter of the Southeast
quarter of said Section 14; thence North 00 16' 25" West
140.07 feet to the true point of beginning.
ALSO EXCEPTING all that portion of said Northwest quarter of
the Southwest quarter of Section 14, Township 4 South, Range
11 West, lying Northwesterly of the Southeasterly line of
the property conveyed to the Orange County Flood Control
District by final order of condemnation recorded March 1,
1962, in book 6025, page 242 of Official Records, Orange
County, California.
AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City of Anaheim upon said
petition on June 29, 1970, notice of which said public hearing
was duly given as required by law and the provisions of Title 18,
Chapter 18.76 of the Anaheim Municipal Code; and
i~EREAS, said City Planning Commission, after due
inspection, investigation and studies made by itself and in its
behal~, and a~ter due consideration o~ all evidence and reports
offered at said hearing, did adopt Resolution No. PC 70-116
granting Variance No. 2183 subject to the condition therein set
forth; and
WHEREAS, thereafter, within twenty-two (22) days from
the date of the adoption of said resolution, the City Council
did elect, upon its own motion, to review the action taken by
the City Planning Commission in granting said variance and did
set a public hearing thereon to be held on the 4th day of August,
1970, at 1:30 o'clock P.M. in the City Hall in the City of Anaheim,
and notice of such public hearing was duly given as required by
law and the Provisions of Title 18, Chapter 18.76 of the Anaheim
Municipal Code; and

WHEREAS, after due investigation and studies made by
itself and in its behalf, and after due consideration of all the
evidence and reports offered at said hearing, the City Council
does find and determine that:
1. There are exceptional or extraordinary circum-
stances or conditions applicable to the property
involved or to the intended use of the property
that do not apply generally to the property or
class of use in the same vicinity and zone.
2. That such a variance is necessary for the preser-
vation and enjoyment of a substantial property
right possessed by other property in the same
vicinity and zone and denied to the property in
question.
3. That the granting of such variance will not be
materially detrimental to the public welfare or
injurious to the property or improvements in such
vicinity and zone in which the property is located.
4. That the granting of such variance will not adversely
affect the comprehensive general zoning plan.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anahei~ that a conditional zoning variance be, and
the same is hereby granted permitting the establishment of a
75-1ot single-family tract on the property hereinbefore described
with a waiver of the following Anaheim Municipal Code requirement
or limitation:
Section 18.26.050(l-b)
Minimum building site width.
(50 feet required; 45 and 49
feet proposed on 8 lots).
That said variance be granted subject to the following condition:
That this variance is granted subject to the completion
of Reclassification No. 69-70-65.
The City Council hereby reserves the right to revoke
such variance permit for good cause or failure of said owner,
his heirs, successors or assigns, to comply vvi th the Anaheim
Municipal Code and the regulations and the conditions herein.
Said variance is granted for the term prescribed by the Anaheim
Municipal Code unless otherwise specified herein.
THE FOREGOING RESOLUTION is approved and signed by me
this 4th day of August, 1970.
