A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL USE
PERM[T NO. 1174. '
WHEREAS, the City Planning Commission of the City of
Anaheim did receive ~n application for a conditional use permit
from Gilbert U. Kraemer, 842 Alta Vista, Placentia, California,
to permit the establishment of an engine rebuilding firm with
waiver of minimum front yard setback (Section 18.52.060 (Z-A-l)
on the following declared property in the City of Anaheim,
County of Orange, State of California, to wit:
That portion of Lot 22 in Block K of the Kraemer Tract
in the County of Orange, State of California, as per map
recorded in Book 12 pages 87 and 88 of Miscellaneous
Records, in the Office of the County Recorder of Los
Angeles County, California, described as follows:
Beginning at the intersection of the centerline of Blue
Gum Street 40.00 feet in width as shown on the map of the
Eucalyptus Forest Tract, recorded in Book 5 pages 29 and
30 of Miscellanous Maps, in the office of the County Recorder
of said County with the southeasterly line of an unnamed
street 20.00 feet in width as shown on said last mentioned
map, said southeasterly line being the centerline of La
Palma Avenue 'formerly Corona Street' 40.00 feet in width;
thence along the centerline of La Palma Avenue, South 510
41' 58" West 234.92 feet; thence at right angles to said
last mentioned centerline South 380 18' 02" East 20.00 feet
to the southeasterly line of said La Palma Avenue; thence
South 370 38' 21" West 79.21 feet; thence North 790 46' 17"
East 254.20 feet; thence North 750 53' 31" East 259.23 feet
to the beginning of a curve concave westerly having a radius
of 32.00 feet; thence Northerly 51.25 feet along said curve
through a central angle of 910 45' 41"; thence tangent to
said curve North 150 52' 10" West 9.98 feet to the beginning
of a curve concave Southwesterly having a radius of 570.00
feet; thence Northwesterly 244.55 feet along said curve through
a central angle of 240 34' 57" to a point On said centerline
of La Palma which is North 510 41' 58" East 238.24
feet from the point of beginning; thence South 510 41' 58"
West 238.24 feet to the point of beginning.
AND WHEREAS, tbe City Planning Commission did-bold a
public hearing at the City Hall in the City o~ Anaheim upon
said application on May 18 , 19 70 , notices of '
wbich said public bearing were duly given as required by law
and the provisions of Title 18, Chapter 18.76 of the Anaheim
Municipal Code; and
WHEREAS, said Commission, after due inspection, in-
vestigation and studies made by itself and in its behalf and
after due consideration of all evidence and r~o~ts offered at
said bearing did adopt its Resolution ~o. PC .~-tl2 Series
, granting ConditiOfta1 Use Permit No. 1174

WHEREAS, thereafter, within twenty-two (22) days from
the date of the adoption of said resolution, the City Council
did elect, upon its own motion, to review the action of the
City Planning Commission in granting said conditional use
permit and did thereupon fix the Ibth day of June ,
19 70 , as the time and the Council Chamber in the City Hall
of the City of Anaheim as the place for a public hearing upon
said conditional use permit, and notices of such public hearing
were duly given as required by law and the provisions of Title
18, Chapter 18.76 of the Anaheim MUnicipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports; and
WHEREAS, the City Council finds, after careful conside-
ration of the recommendations of the City Planning Commission
and all evidence and reports offered at said hearing, that:
1. The proposed use is properly one for which a
conditional use permit is authorized by the
Anaheim Municipal Code.
2. The proposed use will not adversely affect the
adjoining land uses and the growth and development
of the area in which it is proposed to-be located.
3. The size and shape of the site proposed .for the
use is adequate to allow the full development of
the proposed use in a manner not detrimental" to the
particular area nor to the peace, health, safety
and general welfare.
4. The traffic generated by the proposed use will not
impose an undue burden upon the streets and high-
ways designed and improved to carry the traffic in
the area.
5. The granting of the conditional use permit under
the conditions imposed will not be detrimental to
the peace, health, safety and general we.lfare of
the citizens of the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that the action of the City Planning Com-
mission granting said conditional use permit be, and
the same is hereby sustained , and that Conditional Use
Permit No.. 1174 be, and the same is hereby, granted
permitting an engine rebuilding firm on the property hereinbefore
described subject to the following conditions:
1. That this Conditional Use Permit is granted subject
to the completion of Reclassification No. 69-70-58,
now 'pending.
2. That subject property shall be developed in accordance
with the adopted City Council Metal Building Policy.
3. That subject property shall be developed substantially
in accordance with plans and specifications on file

with the City of Anaheim, marked Exhibits Nos. 1 and 2,
provided, however, that additional landscaping shall
be provided throughout the parking area in conformance
with Code requirements, and further provided that a
minimum 6-foot landscaped strip shall be provided
adjacent to the building along the La Palma Avenue
frontage, said landscaping to consist of trees and
screen-type plants.
The City Council hereby reserves the right to revoke
such Conditional Use Permit for good cause or failure of said
owner, his heirs successors or assigns to comply with the
Anaheim Municipal Code and regulations and the conditions herein.
THE FOREGOING RESOLUTION is approved and signed by me
this 16th day of June, 1970.
