A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRM~TING CONDITIONAL USE
P.I::;RHIT NO. 1115
WHEREAS, the City Planning Commission of the City of
Anaheim did receive an application for a conditional use permit
from Harry Knisely as agent for First American Trust Company,
P. O. Box 267, Santa Ana, California, owner, to establish a
l52-space adult mobile home park on the following described
property:
All that certain land situated in the State of
California, County of Orange, City of Anaheim,
described as follows:
The North half of the Northeast quarter of the
Southwest quarter of Section 7, Township 4 South,
Range 10 West in the Rancho Los Coyotes, as
shown on a map recorded in Book 51, page 10
of Miscellaneous Maps, records of Orange County,
California.
EXCEPTING THEREFROM that portion lying Southerly
of a line parallel and concentric with and distant
Northerly 39.50 feet from the following described
line: Beginning at a point in the Easterly line
of said Southwest quarter, said point being dis-
tant South 00 37' 35" East 668.84 feet from the
Northeast corner of said Southwest quarter; thence
South 880 40' 21" West 708.58 feet to the beginning
of a tangent curve concave Southerly having a radius
of 1200.00 feet: thence Westerly and Southwesterly
along said curve to a point in the West line of the
Northeast quarter of said Southwest quarter.
AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City of Anaheim upon
said application on June 2 , 19 69 , notices of
which said public hearing were duly given as required by law
and the provisions of Title 18, Chapter 18.76 of the Anaheim
~runicipal Code: and
WHEREAS, said Commission, after due inspection, in-
vestigation and studies made by itself and in its behalf and
after due consideration of all evidence and reports offered at
said hearing did adopt its Resolution No. PC69-l19
_approving Condi tional Use Permit No. 1115, subject to
certain conditions therein set forth : and
WHEREAS, thereafter, within twenty-two (22) days from
tne date of the adoption of said resolution, the City Council
d1Q elect, upon its own motion, to review the action of the
City Planning Commission in ~pproving said conditional use
permi t and did thereupon fix tl1e 15th day of July
19 ~ ,as the time and the Counc1l Chamber in the Ci~y Hall
of e City of Anaheim as the place for a public hearing upon
said conditional use permit, and notices of such public hearing
were duly given as required by law and the provisions of Title
18, Chapter 18.76 of the Anaheim Municipal Code: and

\'JHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports; and
i'i'HElillAS, the City Council finds, after careful con-
sideration of the recommendations of the City Planning Commis-
sion and all evidence and reports offered at said hearing, that:
1. The proposea use is properly one for which a
conditional use permit is authorized by the
Anaheim Municipal Code.
2. The proposed use will not adversely affect the
adjoining land uses and the growth and development
of the area in which it is proposed to be located.
3. The size and shape of the site proposed for the
use is adequate to allow the full development of
the proposed use in a manner not detrimental to
the particular area nor to the peace, health,
safety and general welfare.
4. The traffic generated by the proposed use will not
impose an undue burden upon the streets and high-
ways designed and improved to carry the traffic in
the area.
5. The granting of the conditional use permit under
the conditions imposed will not be detrimental to
the peace, health, safety and general welfare of
the citizens of the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that the action of the City Planning Commis-
sion in tpproving said conditional use permit be, and the
same is here y s11!St"'li nE'O ' and that Conditional Use Permit
No. 11)5 be, and the same is hereby, granted permitting
the aforementioned petitioners to establish a 152-space adult
mobile home park, subject to the following conditions hereby found
to be a necessary prerequisite to the proposed use of the subject
property:
1. That street improvement plans shall be prepared and
all engineering requirements of the City of Anaheim,
along Crescent Avenue and Gilbert Street, such as
curbs and gutters, sidewalks, street grading and paving,
drainage facilities, or other appurtenant work shall
be complied with as required by the city Engineer and
in accordance wiL~ standard plans and specifications
on file in the Office of the City Engineer; and that
a bond in an amount and form satisfactory to the City
of Anaheim shall be posted with the City to guarantee
the installation of said engineering requirements.
2. That the owner of subject property shall pay to the
City of Anaheim the sum of l5~ per front foot along
Crescent Avenue and Gilbert Street, for tree planting
purposes.

3. That the owner of subject property shall install street
lighting along Crescent Avenue and Gilbert Street
as required by the Director of Public utilities and
in accordance with standard plans and specifications
on file in the Office of the Director of Public utilities;
and that a bond in an amount and form satisfactory
to the City of Anaheim shall be posted with the City
to guarantee the installation of said street lighting.
4. That trash storage areas shall be provided in accordance
with approved plans on file in the Office of the Director
of Public Works.
5. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of the
Fire Department.
6. That a 6-foot masonry wall shall be constructed along
the west, north and east property lines.
7. That any air-conditioning facilities proposed for
any permanent structures shall be properly shielded
from view, and the sound shall be buffered from adjacent
residential homes.
8. That Conditions Nos. land 2, above-mentioned shall
be complied with prior to the time that the Building
Permit is issued or within a period of l80 days from
the date hereof, whichever occurs first, or such further
time as the Commission or City Council may grant.
9. That Conditions Nos. 3, 4, 5, 6 and 7, above-mentioned,
shall be complied with prior to final building and
zoning inspections.
10. That the owner of subject property shall pay to the
City of Anaheim the sum of $50.00 per trailer space
to be used for park and recreation purposes, said
amount to be paid at the time the building permit
is issued.
ll. That the proposed development shall be in accordance
with the requirements of the State Trailer Act, and
that plumbing shall be provided in order that the
mobile home park will accommodate all trailers and
not be restricted to "California approved trailers"
only.
12. That subject property shall be developed substantially
in accordance with plans and specifications on file
with the City of Anaheim, marked Exhibits Nos. l,
2 and 3.
13. That a 6-foot chain link fence, satisfactory to the
Orange County Flood Control District, be provided
along the south boundary of subject property prior
to final building and zoning inspections.
14. That subject property shall be provided with underground
utilities.

The City Council hereby reserves the right to revoke
such conditional use permit for good cause or failure of said
owner, its successors or assigns, to comply with the Anaheim
Municipal Code and regulations and the conditions herein.
THE FOREGOING P~SOLUTION is approved and signed by
