OF' ANAB.LIN GRANTING Vl'lRIANCE NO. 2081
WHEREAS, the City Planning Commission of the City of
Anaheim did receive a peti tion for zoning variance from .

of certain real property situated in the City of Anaheim, County
of Orange, State of California, de-;;cribed as follows~
The South half of the North 198.00 feet of the
South 483.00 feet of the South half of the East
half of the Northeast quarter of the Northwest
Quarter of Section 14, Township 4 South, Range
11 West, in the Rancho Los Coyotes, City of Anaheim,
County of Orange, State of California, as said sec-
tion is shown on a map recorded in Book 51, page
11 of Miscellaneous Maps, in the Office of the County
Recorder of said County, said land is included
within the area of a map filed in Book 36, page
22 of Record of Surveys, in the Office of said
County Recorder.
AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City of Anaheim upon said
petition on ___ ,}l1np 2 ,.l9..6.9_____, notice of which said public
hearing was duly given as required by law and the provisions of
Title 18, Chapter 18.76 of the Anaheim Municipal Code; and
WHEREAS, said City Planning Commission, after due
inspectlon, investigation and studies made by itself and in its
behalf, and after due consideration of all evidence and reports
offered at said hearlng, did adopt Resolution No. PC69-ll8

WHEREAS, thereafter, within twenty-two (22) days from
the date of t.he adoption of said resolution, the City Council
did elect, upon its own motion, to review the action taken by
the City Planning Commission in ___. grantiru:L-. said variance and
did set a public hearing t.hereon to be held on the 24th day

Hall in the Clty of Anaheim and notice of such public hearing
was duly given as required by law and the provisions of Title 18,
Chapter 18.76 of the Anaheim Municipal Code; and
\mEREAS, ufter due investlgatlon and studies made by
ltself and In ltS behalf, and after due conslderation of all the
evidence and reports offered at sald hearing, the City Councll
does find and deterriline that:
1. There are exceptlonal or extraordinary Clrcum-
stances or conditlons applicable to the property
lnvolved or to the intended use of the property
that do not apply generally to the property or
class of use in the same vicinlty and zone,
2. That such a variance is necessary for the preser-
vation and enjoyment of a substantial property
n.ght possessed by other property in t.he same
viClnlty and zone and denied to the property in
question.
3. That the granting of such variance will not be
materially detrimental to the public welfare or
injurious to the property or improvements in such
vicinity and zone in which the property is located.
4, That the granting of such variance will not adversely
affect the comprehensive general zoning plan.
Nm'J, THEREFORE, BE IT RESOLVED by the City Council of
the Clty of Anaheim that a condltional zoning variance be, and
t.he same 1.S hereby granted permi tting the establishment of a
40-unit apartment complex on the property hereinbefore described
wi th waivers of tile follmJing A:1aheim iViunicipal Code requirements
or limitations:
1. Naximum builCiing height within 150 feet of
R-A zoned property, Section 18.28.0S0(5-b);
2. I--1i11imUill side 17ard. setbacl(, Section 18.28.050 (6-b-2);
3. ::-1inimwn side yard setbac]~, Section 18.28.050 (6-b-3);
4. Distance of living units from a standard street,
Section 18.28.050(9-D).

completion of Reclassification No. 68-69-89.
2. That sUDject property shall be developed sub-
stantially in accordance with revised plans and

No . 1).
'rhe city Council 11ereby reserves t:he right to revoke
3ucn variance permi-t for good cause or failure of said owner, his

Code and regulations and the conditions herein. Said variance is
