An Adjourned Regular Meeting of the City Planning
Commission was calied to order by Vice Chairman
Thompson at 2:08 0'Clock P.M,. a quorum being
present.
- Vice Chairman Thompson; Commissioners; Hapgood, Morris,
Summers and Mungali. Commissioner DuBois entered the
meeting at 2:39 0'Clock P.M.
- Commissioners; Ailred,~Gauer, Mauerhan.
- A Tentative Map of Tract No. 3390 was presented
to the Commission, The subdivider is Luxury Homes~
1557 West Commonweaith Avenue, Fullerton, Caiifornia,
and the tract is located on the West side of Rio
Vista Street South of Bast La Palma Avenue. It
contains 119 R-1 lots.
Upon a motion by Commissioaer Morris, seconded by
Commissioner Mungall and carrie~i, it was voted to
approve the Tentative Map of Tract No. 3390, subject
to:
1. Annexation to the City o£ Aaaheim.
2. Pertinent plot and building plans to be submitted
to the City Council for review.
3, Require th~-t should this subdivision be
developed as more than one subdivision, eaeh
subdivision thereof be submitted in tentative
form for approval.
- A Tentative Map of Tract No. 3392 was presented
to the Commissioa. The subdivider is the Marjan
De'velopment.Congany, 9562 Ha11 Road* Anaheim,
California~ and the tract is located between Bast
ganta kna Street and Hast ~~uth Street just Westeriq
from 1Yact No. 1959. It contains 80 R-1 lots..

1. The reclasssification:of the Holiek property from
R-O to R-1.

M[r, Russel O. Roquet, appeared as Authorized Agent for the
app2ieant and stated that the present owner proposes to
se22 this propertq to a Mr. Hodge~ who intends to develop
thc property with a warehouse. Mr. Roquet further stated
that this property sides along the Santa Pe Railroad
TYack and that at the rear of the single family homes on
Qiue Street there is a 25 foot alley plus another 7.70
feet xhich is owaed by the City of Anaheim which would
permit an alley almost 33 feet ±.n width. Mr. Hodge
appeared before the Commission and presented a rea-
dering of the proposed warehouse which xould be approxi-
mateip 400 feet long. Off street parking would be
along the side of the huilding and wuuld conform with
that proposed in thc new Ordinance. The owner of the
apartmeat house at the corner of Sycamore and Vine
Street appeared before the Commission and stated

widened aad whether any landscaping would be prov~ded
aad xhether there would be parking allowed on 5ycamore
Street. She was informed that there would be no par6ing

f=ont of the building. Mr. B. R. Nevins~ 810 Alberta
Stzeet, appeared before the Commission and stated that
he woW.d not like to see a noisy factory placed upon
this lot which would back up to }:is residential lot,
bnt wanid be satisfied if it was only a warehouse.

befoze the Commission and stated that she wouid

Sycamore Street especially as their garage would be on

which wouid coDform to the present C-1, he wouid stiil
be unable to meet this requirement, but that he had
arr~nged with the Unian Oil Company~ lessee of the

further stated that one of the conditions eatablished
by thP A,rchitecturai Committee member of the City of
Anaheim was that the fror_t 20 feet be landscaped, this

Commissioner Mungall and carried~ it was recommended
to tY:e Citp CounciY by Resolution No. 213, Series 1958-
59~ that the parking restrictions of 75 percen; of this
parcel be reduced to 50 perceat to conform to the
present C-1 requirements.

+1NAF~IM CITY SCHOOL A letter was received from Harold L. Pranzen of the
DISIItICT Anaheim City School District placing the Commission
on record that the property at the Northeast corner of
South Paim Street and Rsil Road was being considered
for school purposes. The letter was urdered filed.
A second letter was received from Mr. Pranzen re-
questing a 10 foot setback znstead of 15 feet on the
8ast property line at the Broadway School site.
The Commission beiieved that a site plan should Yie
presented to them befcre such a waiver is granted,
