is the source of a lot of lighta; noise, etc.
Mra. Beverly Wells, 1215 Holgate,Drive, Anaheim, also appeared in opposition,
not only for herself but for all reeideats in the neighborhood, stating that
of the 89 residenta, 86 were in opposition and had signed the petition. She '
feels the driveway would encourage traffic to use Holgate Drive, it would
disturb tfie residenta;.would make the cae_of their.:driveways more difficult
to uae; the additional traffic would endanger the children; noise would be
inareased._ Most homes on Holgate have`at least one bedroom fronting on
Holgate and noiae.and lighEs at night would be undeairable. Mra. Wells
informed the Commission that`the:parking lot at Wonderbowl ia noi only uaed
for.parking of vehiclea, but many teenagera play'games in the parkiug lot,
uae it for a-xaceway,..
Commisaioner Rowland advised Mra: Wells,that the large piece of property to
the north of Wonderbowl would be dev.eloped eventually and they would need
an entraace and:exit a],so, that all development could not be stopped on
Walnut Street. If,the atreet (egress from.Wonderbowl property) is lined up
with:Holgate, •the lights would not diaturb any houae facing it.
Mr. Reinjohn advised .the Commissionera that patrons of the bowling alley
would no doubt uae Walnut Street rather-than Holgate because there is a
signal light at Walnut and Katella.

Mr. Titus stated he did not have a traffic count on Walnut in answer to a
queation by' Chairman Herbst. Chairman Herbat further stated that ahould
there be a change in tihe future to warrant it, the Commisaion would conaider
a dr.iveway, and if at some future time if property ownera on Walnut develop
their property and traffic is routed to Walnut Street, this applicant will
again be conaidered.
The'applicant requested an;alternate that he be allowed to have a driveway
on Walnut with'only traffic exiting to the north, and was adviaed by the
Commission ,that there would b_e'no way to contral this after dark.
The opponenta were asked if they would favor Holgate and Laster as one-way
atreeta and responded in the negative.
Commisaioner Allred requested the applicant to repair the fence and land-
scaping"and bring it,up to atandards.

such as primus Holding, Mike Hoyt (Bryan Zndustrial), Dr. Ward (induatrial
deveToper), Autonetics, all voicing approval of the proposed project. The
tqpe of use could well be included in the induatrial area without such
thinga as drive-in theaters, motor vehicle raceways, etc.
Mr. Ben Renneq of Renney Enterprisea, 12611 Beach Boulevard, Garden Grove,
appear~td before the Commiaston as the proposed developer of the course
and,advised Ehis would be the twelfth courae he has developed; they are
custom 6ui1t; the finest in California; and he hopea to have four 18-hole
courses on the site in the future. He further indicated that good rela-
tiona have been had with Park and Recreatioa peraonnel.
Mr. Kenney further advised that the majorit~.of,people using the miniature
golf course would be duriag the evening houra; soft drinks, candy, etc.
would be aysilable, no food; aad in reaponse to a question from Commissioner
Gauer, that he has not aoticed a trend of restauranta rushing in around the
locations of miniature golf courses. He estimated that a quarter million
people a year would be:usiag the faci~ity; the ages from 6 years and older
with, the ma~oritq of.people between the hours of 7:00 P.M. and 10:00 P.M.,
closing about midnight. •

1 Commissioner:Rowland noted that a distinction should be made between a
golf.course`and this_facility;.the fact that the Northeast Industrial Area
is a wasfeland was,;pretty accurately drawn and tke fact that a blend of
activities in the area was needed. Some of the problema that do exist are
because of the facilitiea that North Americaa Rockwell provided at first.
Commissioner Rowland,further indicated that conaiderable re-evaluationa
would have to be made as he is of the opinion that this is an induatrial
area to the city, that the matter should be given aerious discussioa and
consideration.
Commiasioner Seymour offered a motion for a two-week continuance.
Commisaioner-Allred, although: concurring with Commissioner Rowland's comments,
advised the property,owner should be given a chance to recoup on hia holdings-
perhapa the area does need satellite help.
Commissioner Seymour offered a,motion, seconde~ by Commissioner Rowland, to
continue the conditional'use permit..
Prior to voting,,Ch'airman'Herbst requested iafcrmation.from the applicant if
he wished a continuation, and he reaponded he would:settle for December 28,
but he,was anxious for a decision immediately.
CommissYoner .Farano~indicated he was not in favor of continuing the petition,
however; to approve this,'use theory and philosophy.that has been built up
over the years would have to be cast aside. He believes the industrial
property owners should determine the extent they want support business and
participate ia the definition of "support business".
Commisaioner Allred que;stioned whether maintaining the Yntegrity of the
industrial area to the point where the southeast-Anaheim area is saturated,
the northeast area would pick up, in which case this will be support.
