A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL 0F THE CITY OF ANAHEIM THAT RECLASSIFICATION
WHEREAS. The City Planning Commission of the City of Anaheim has received
a Vsrified Petition from the property owner(s) of certain real property situated
in ~he City of Anaheim. County of Orange, State of California. described as follows:
Parcel l: Lots i through 5 of Tract No. 2799 as shown on a map thereof recorded in Book
83, Pages 21 and 22, ~scellaneous Maps, Orange County; and Parcel 2: The Easterly67.00
feet of the Westerly 187.00 feet of the Northerly163.25 feet of that portion of Block 8
of the Replatof l~he Orchard Park Tract, as shown on a map recorded in Book 7, Page 6 of
MisceLlm]eous Maps, records of Orange County, Calif. described as follows: Beginning at a
point in the North line of said Block, disbant thereof 390.00 ft. Easterly from the ~ corner
thereof and running thence Southerly and parallel with the Westerly line of said Block,
901.58 ft. to the Southerly line thereof; thence Easterly along said Southerly line, 417.50
ft. to the SE corner thereof; thence Northerly along the Easterly line cf said Block, 901.45
ft. to the NE corner thereof; thence Westerly along said Northerly line, 411.10 ft. to the
point of beginning; EXCEPTING~EREFROM that portion of said land included within South
Street as conveyed to the City of Anaheim by deed recorded December 9. 1912, Book 224, Page

The applicants, Bill W. Pebley, 649 Carleton Ave,, Anaheim, California,
Delmar Pebley, 800 W. North Street, Anaheim, Califnrnia,
Richard Pebley, 825 S. Dickel Street, Anaheim, California,
Mrs. Ella Knutzen, 316 W. South Street, Anaheim, California,
request that the subject properties be reclassified from R-l, SINGLE FAMILY RESIDENTIAL
to R-2, TWO-FAMILYRESIDENTIAL.
WHEREAS, The City PLanning Commission did hold a Public Hearing at the
City Hall in the City of Anaheim upon said VERIFIED PETITION of RECLASSIFICATION
NO. F- 58-59-35 on the 17th day of November , 19 , NOTICE of which said
Public Hearing was duly given as required by law and the provisions of the
ANAHEIM MUNICIPAL CODE, Section 9200; and
WHEREAS, Said Commission, after due inspection, investigation and studies
made by itself and in its behalf, and after due consideration of all evidence
and reports offered at said Hearings, does find and determine the following facts:
1. The subject properties, except that lot marked "Not a portion of the subdivision",
have bean vacant for some two years.
2. The applicants for the vacant lots propose to develop same with single-story
duplex dwellings.
3. The lots have a depth ~f 132 feet which would support such a develop.ont.
NOW, THEREFORE, BE IT RESOLVED THAT THE ANAHEIM CITY PLANNING COMMISSION
HEREBY RECOMMENDS TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT RECLASSIFICATION
NO. F- 58-59-35 BE APPROVF~D, subject to:

1. The filing of standard R-2 Deed Restrictions of the City of Anaheim,
including the provision that any dwellings ~eected on the lots be
restricted to one story in height on all lots that are presently vacant.
THE FOREGOING RESOLUTION is signed and approved by me this 17th day of
