WH~R]~AS, The City Planning Commission did hold a Public Hearing at the City Hall in the
City of Anaheim upon said VRRIFI~D PETITION of R]~CLASSI~ICATION NO. 1%-58-59-51 on the 19th
day of January, 1959, NOTICE of which said Public Hearing was duly given as required by
law and the provisions of tile ANAHEIM MUNICIPAL COD~, Section 9200: and
WHYS, Said Commission, after due inspection, investigation and studies made by
itself and in its behalf, and after due consideration of all evidence and reports offered
at said Hearings, does find and determine the following facts:
1. ~he'development of this property as business and professional offices represents tile
best possible ~=~m~ protection to the single family dwellings at tile rear.
2. Being a non-retail use there will be no activity on the property except during normal
office hours.
3. The buildings as ~ outlined presents ?,n appearance that should not be detrimental to
km other properties in the area.

BE APPROVED ~OR RECLASSIFICATION from R-A, RESIDBNTAIL AGRICULTURAL to C-l, NEIGHBORHOOD
COMMERCIAL, subject to:
1. The filing of C-1 Deed RestriCtions approved by tile City Attorney restricting the use of the
property to Business and Professional offices or to the uses outlined in the C~7 Zone of the
new proposed Ordinance.
2. The building to be erected as per rendering and plot plan presented.
3. Limiting parking to within 10 ft. of a wall to be erected at the rear of the property. This
area %o be planted with trees to act as a further sound barrier.
4. Limiting the buildings to one story in height or not over 20 feet.
5. The installation of sidewalks before final inspection of the building.
6. The payment of $2.00 per foot for street lighting pt,rposes.
7. Tllat a 90 day time limit be specified for items 1 and 6.
