WHERF.~S, The City Planning Commission of the City of Anaheim has received
a Verified Petition from the property owner(s) of certain real property situated
in the City of Anaheim, County of Orange, State of California, described as follows:
The North ~2~ feet of the West half of the Northwest qua.-ter of the Southeast quarter of Section L~
Township 4 South, Range ll West, in the Rancho Los Coyotes, as shown on a map thereof recorded in
Book ~1, Page 7, et seq., Miscellaneous Maps, records of said Orange County, and further described
as 2760 West Crescent ~enue, be reclassified from R-A, RESIDENTIAL AGRICULTURAL to ~ront 100 feet

WHEREAS, The City Planning Commission did hold a Public Hearing at the
City Hall in the City of Anaheim upon said VERIFIED PETITION of REOLASSI¥ICATIO~

Public Hearing was duly g~ven as requiroS ~y ~aw and ~he provisions of the
ANAHEIM MUNICIPAL CODE, Section 9200; and
WHEI~S, Said Commission, after due inspection, investigation and studies
made by itself and in its behalf, and after due consideration of all evidence
and reports offered at said Hearings, does find and determine the following fac%s:
1. The property adjoins a church on the west.
2. The Multiple Family Residential developa~nt shows a garden type of apartment units
entirely surrounded with alleys.
4. Opposition was expressed by the owners of Tract Mo. 3045, Park Village Estates.
~. One building in the Commercial ires ~ould contain Professional Offices, the other
Barber and Beauty Shop, the property management office and similar uses.
6. The proposed General Plan does not show any Co~er¢ial or Multiple Family in this ares.
