A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT RECLASSIFICATION

WHEREAS, The City Planning Commission of the City of Anaheim has received
a Verified Petition from the property owner(s) of certain real property situated
in the City of Anaheim, County of Orange, State of California, described as follows:
The South 7.50 acmes ef the Nerth 15 acres of the Hast half .f the South Hast ~
o£ the Southeast ~ of Sectien 12, T4S, RiOW, S.B.B. & M. State of California,
~ County of Oranqe, City ef Anaheim and further des%rihed as hein9 on the
West side of Maqnolia Avenue North of Lincoln Avenue.
The applicant, THH CHNTRAL BAPTIST CHURCH ®f ORANGH COUNTY, 510 South Second Street,
Covina California, as O~ner, McDaniel Enqineerin9 Company, 222 Hast Center Street,
Anaheim, California, as Auth®rized Aqent request that the subject property he
reclassified frem R-A, RHSIDENTIAL AGRICULTURAL, TO C-i, NHIGHBORHOOD CON~RCIAL and
R-S, MULTIPLE FAMILY RHSIDHNTIAL as sh®wn on Tentative Map ef Tract Ne. 2895.
WHEREAS, The City Planning Commission did hold a Public Hearing at the
City Hall in the City of Anaheim upon said VERIFIED PETITION of RECLASSIFICATION
NO. F-58-59-66 on the 9th day of March , 1959 , NOTICE of which said
Public Hearing was duly given as required by law and the provisions of the
ANAHEIM MUNICIPAL CODE, Section 9200; and
WHEREAS, Said Commission, after due inspection, investigation and studies
made by itself and in its behalf, and after due consideration of all evidence
and reports offered at said Hearings, does find and determine the following facts:
1. The Tentative Map of Tract No. 2895 projects the e×tensien of Yale Avenue to Magnolia
Avenue which is HH~J~XM desirable frem the City's standpoint.
2. There is a hardship shown On this parcel due to the fact that it is bisected hy the
Flood Contac! Channel.
3. Protests were received *rmm tb~ preper±¥ owners in the tract to thc wcst, hut it
was ascertained that some o£ these lots hack up to Commercial.
4. It is prop6sed t* keep the Multiple Famil~ Residential te only ene story ne×t to
single family dwellings.
5. Questions were raised relative to the scHeol ~ituation, hut it was felt 10 R-3
dwellin~ in relation to a proposed single family tract 3045 containing 151 lots
in this same area weuld not haw much impa~ ~n the schools.
NOW, THEREFORE, BE IT RESOLVED THAT THE ANAF~EIM CITY PLANNIN~ COMMISSION
HEREBY RECO~tENDS TO THE CITY COUNCIL OF THE CITY OF ANA~D~IM THAT RECLASSIFICATION
NO. F-58-59-66 he approved for 2-3, North of the Flood Control Channel and C-i,
South of this channel and he subject to:

1. The filing ef Standard C-1 Deed Restrictions.
2. The filing of Standard R-3 Deed Restrictions with a further stipulation that any
dwellings next to R-1 property be kept to only one story.
3. That there be a dedication of 53 ft. to the City of Anaheim on Magnolia Avenue.
4. That street improvement plans be prepared and all improvements be installed in
accordance with standard plans in the Office of the g~ City Engineer.
5. T~t approval be .brained from the O~ange County Flood Control District.
6. Payment ef $2.00 per front ft. for street lighting purposes.
7. That Yale Avenue be extended to Magnolia Avenue and fully improved.
8. That a 90 day time limit be set for the accsmplishment of the above conditions.
