A i~ESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF A~AHEIM
REC0~F./~DING TO THE CITY COUNCIL OF THE CITY 0FANAF~EIM THAT RECLASSIFICATION
NO. F-58-59-104
WHEREAS, The City Planning Commission of the City of Anaheim has received
a Verified Petition from the property owner(s) of certain real property situated
in the City of Anaheim, County of Orange, State cf California, described as follows:
Ail that certain real property situated in the City of Anaheim, County or Orange,
State of California described as the south 12 acres of the northwest quarter of the
northwest quarter of Section 9, Township 4 South, Range 10 West, S. B. B. & M. and
further described as being approximately 950 feet south of West La Palma Avenue and lying
between Euclid Avenue and Loara Street.
The Applicant, JOSEPH D. KOPSHO, 1762 Crescent Avenue, Anaheim, California as Owner,
L. Frederick Pack, 149 West Badillo Street, Covina, California, as Authorized Agent
request that the front 290.5 feet facing Euclid Avenue be reclassified to C-l,
NEIGHBORHOOD COMMERCIAL and that the balance of the property be reclassified to R-3,
MULTIPL~ PAR.~LY RESIDRNTIAL.
WHEREAS, The City Planning Commission did hold a Public Hearing at the
City Hall in the City of Anaheim upon said VERIFIED PETITION of RECLASSIFICATION
NO. F- 58-59-10~n the 15th day of June , 19 59, NOTICE of which said
Public Hearing was duly given as ~'equired by law and the provisions of the
A/~AHEIM MUNICIPAL CODE, Section 9200; and
WHEREAS, Said Commission, after due inspection, investigation and studies
made by itself and in ~ts behalf, and after due consideration of all evidence
and reports offered at said Hearings, does find and determine the following facts:
1. This property was considered under Reclassification No. P-58-59-77 which was for two
story on all the R-3 and which reclassification was subsequently withdrawn.
2. It is now proposed to erect only one story R-3 dwellings on the north side of the ProPerty
with two story on the south side. ' ' '
3. The proposed commercial property be between the Alpha Beta Market and other commercial on
the north and the Broadway development on the south with other commercial developments on
the west side of Euclid Avenue.
NOW, THEREFORE, BE IT RESOLVED THAT THE ANAHEIM CITY PLANNING COMMISSION
HEREBY REC0~NDS T0 THE CITY COUNCIl', OF THE CITY OF ANAHEIM THAT RECLASSIFICATION
NO, ~'- 58-59-104 be approved for C-i, I~IGItBORItOOD CO~II!RCIg2L for tile frontage on Euclid
Avenue for a depth of 290 feet approximately and that the balance of the property be
reclassified to R-3, gULTIPLE PAMILY, subject to:
1. ~hat standard C-I 'Deed Restrictions be filed as approved by the City Attorney.
2. That standard R-3 Deed Restrictions be filed as approved by the City Attorney.
One condition of which shall be that only one story dwellings be allowed on the north portion.
3. The dedication of 53 feet to the City of Anaheim from the center line of Buclid Avenue.
4. The dedicatior, of 32 feet to the City of Anaheim from the center line of Loara Street.
5. Prepare street imp=ovement plans and install all improvements in accordance with stavdard
approved plans on file in the office of the City Engineer.
6.. That a subdivision map be filed.
7. The payment of SZ.O0 per front foot for street lighting purposes.
8. That a 1SO ,lay time limit be set for the accomplishment of the above conditions.
