W~EREAS, The City Planning Commission of thc City of Anaheim has received
a Verified Petition from the propcr%F owner(s) of certain real proper%F situated
in the City of Anaheim, County of Orange, State of California, described as follows:
Ail that certain land situated in the State of California, County of Orange, City
of Anaheim described as follows:
The E~ of the E~ of the N~ of the NW~ of Section 14, I4S, RllW, S.B.B. & M. Except
the Southerly 330 feet.
The Applicant, the LOCNIL CORP., 12911 Belfast Dr., Garden Grove, Calif., requests
that the subject property be reclassified from R-A, RESIDENTIAL-AGRICULTURAL, to
C-3, HEAVY CO~RCIAL, C-l, NEIGHBORHOOD CON~RCIAL, and R-3, MULtiPLE FAMILY RESIDENTIAL,
as shown on Tentative Map of Tract No. 3598.
WNEREAS, The City Pl-nning Commission did hold a Public Nearing at the
City Mall in the City of Anaheim upon said VERIFIED PETITION of RECLASSIFICATION
NO. F- 59-60-60 on the 7th day of December , 19 59, NOTICE of which said
Public Nearing was duly given as required by law and the provisions of the
ANANEIM MUNICIPAL CODE, Section 9200; and
WNEREAS, Said Commission, after due inspection, investigation and studies
made by itself end in its behalf, and after due consideration of all evidence
and reports offered at said Nearings, does find and determine the following facts:
1. This ~o.~.rty is located on the south side of Lincoln Avenue approximately 1100 ft.
east of Knott Avenue.
2. At the east end of the property there is a br~k ~n th~ d~v~d~r strap on
Lincoln Avenue which will allow access to this property.
3. The layout as per ~%e Tentative Map of Tract No. 3598 presented but not
yet filed would appear to be a good use of the property.
NOW, T~EREFORE, BE IT RESOLVED THAT THE ANAHF-IM CITY .PLANNING COMMISSION
H~REBY RECOMMENDS T0 THE CITY COUNCIL OF THE CITY O~ ANAHEIM THAT RECLASSIFICATIO~
NO. ]~-59-~0-60 b~ approved for reclassification from R-A, RESIDENTIAL AGRI~JLTJKAL,
to C-3~ HEAVY COMMERCIAL, C&-l~ NEIGHBORHOOD COMM~RCIAL~ and R-3~ MULTIPLE FAMILY RESIDEN-
TIAL, as shown on Tentative Map of Tract No. 3598 subject to:
1. The recordation of said Tract Map No. 3598.
2. The filin§ of C-3 Deed Restrictions on Lot 1, limitin§ the use to a Service Station
only.
3. The filing of C-1 Deed Restrictions o~ Lot 2.
4. The £iling of R-$ Deed Restriction on lots $-15 inclusiv~ All Deed Restrictions
to he approved by the City Attorney.
5. Payment of $2.00 per £ront ft. on Lincoln Ave. for street lighting purposes.
6. Prepare street improvement plans and install all improvements in accordance with
standard,approved plans in the Office of.the City Engineer.
7. That 180 dav time be set for the accomplmshment of the above conditions.
