'•' WHHRBA3, the City ~lanning Commission did hold a Fublic heariag at the Zity Hali in the City of Anaheim oa April 3, 1961 at 2:00 o~clock P.M.~ notice of said public hearing having beea duly given as required by7ax and in accordance ~rith the provi- sions of the Anaheim Municipal Code, ChapBer 18.72, to hear and consider evideace for and against said proposed reclassificatioa and to investigate and make fiadings and recommea- dations in connection therewith; and P1F~RBR3, said Commission, after due inepection,inves43gation, and study made by it- seif and in its behalf, acid after due consideration af all evidence and reporta offered at said hearing, does find and determine the followiag facta: 1. That the petitioner propos~es a*eclassification of the above described pro- perty from the R-A~ Residential Agric~lkural, Zone to the C-1, Neighborhood Commercial, 2one. 2, Thnt the propoaed reclauaificatioa of sub3ect property ~_ nece~ear~ or d~sirable for the orderly nnd propea development of the community, 3. That the proposed recJ.aesification of aub,~ect property doas properly relate to the zonea and their per.mitted uses locally establiahed in close proxinitr to subject property and to the zones and their permitted uaes geaer$lly eatabliahed through- out the co~unity. 4. That the proposed reclaasification of aub,~ect property doea not require dad:.cation for and standard improvement of abutting streeta becauae said property does relate to aad abut upon streets and highways which are imoroved to carr~ the type and quantity of traffic, which wili be generated by !he pezaitted uaes~ ia •secord- ance with the circulation element of the General Plan. 5, That Phase No. 1, in:.orporating that portion extending northerly 240 feet to the p~cperty line abutting Ball Road on the north and extending easterly 522 feet from the pro- perty line abutting Magnolia Avenue on the east, excepting therefrom that portion located on the southeast corner of Ball Road and Magnolia Avenue and measured 150 feet by 150 feet, has been developed for the C-1, Neighborhood Commercial, zone and the reclassificata.on of said property from the R-A, Residential Agricultural, zone to the C-l, Neighborhood Cammercial, zone will establish the proper zone for said development, 6. Verbal opposition to subject petition, although the proposed C-1 zoning for the subject area was favored, was recorded by one 3nterested party. -1- R-1 ~ ;,-,,,;.. ,- ~;; ~ ~ NOW, 1HBkHFORB, BB IT RESOLVHD that the Anaheim City Planning Commission hereby recommends to the City Council of the City of Anaheim that Petition for Reclassification No, 60-61-83 be approved and, by so doing, that Title 18-Zoning of the Anaheim Municipal Code be amended to exclude the above described property from the R-A, Residential Agricultural zone and to incorporate said described property in the C-1, Neighborhood Commercial zone, Phase No. 1, described as follows: incorporating that portion of the subject property extending nor~therly 240 feQt to the propertp line abutting Ball Road on the north and extending easterly 522 feet from the property line abutting Dfagnolia Avenue on the east, excepting ther.efrom that portion located on the southeast corner of Ball Road and Magnolia Avenue and measured 150 feet by 150 faet.
